We are seeking an experienced CPA-designated Accountant with condominium/strata accounting experience to join our team and play a key role in managing the financial operations of our portfolio.

Position Summary The CPA Strata Accountant will oversee the financial management and reporting for a portfolio of strata corporations. The successful candidate will possess a strong understanding of strata accounting, financial reporting, budgeting, reserve funds, and the requirements of the Strata Property Act.

This position requires a detail-oriented professional who can work independently while building positive relationships with council members, property managers, auditors, and service providers.

Responsibilities

- Prepare monthly, quarterly, and annual financial statements for strata corporations
- Maintain general ledgers and ensure accuracy of all accounting records
- Conduct bank reconciliations and oversee trust account compliance
- Prepare annual operating budgets and assist with reserve fund planning
- Coordinate year-end audits and respond to auditor inquiries
- Monitor accounts payable and accounts receivable activities
- Review and analyze financial performance, variances, and expenditures




- Assist strata councils and property managers with financial inquiries
- Ensure compliance with applicable accounting standards and regulatory requirements
- Support special levies, depreciation reports, and capital projects from a financial perspective
- Identify opportunities to improve accounting processes and efficiencies

Qualifications Required
- CPA designation
- Minimum 3 years of accounting experience
- Minimum 2 years of condominium/strata accounting experience
- Strong understanding of financial reporting and accounting principles
- Advanced proficiency in Microsoft Excel, Yardi, Quickbooks
- Excellent organizational and communication skills
- Ability to manage multiple clients and deadlines in a fast-paced environment

Preferred
- Experience working in the strata management industry
- Familiarity with Strata Property Act requirements
- Experience with property management and accounting software
- Experience preparing strata budgets and reserve fund analyses
