About RED Property Management
RED Property Management (RPM) is the lodging and property-management operation at RED Mountain Resort in Rossland, British Columbia. Today, RPM manages a diverse portfolio of approximately 130 condominium and vacation-rental units and a hostel, providing accommodation across a broad range of guest segments. The portfolio includes properties at The Crescent, Slalom Creek, The Daly, The Glades, Constella Cabins, Silver Tip, and Nowhere Special Hostel, alongside other individually managed homes and units throughout the resort.
RPM provides an integrated range of services including lodging operations, reservations and guest services, housekeeping, property inspections, maintenance coordination, revenue management, owner reporting and owner relations. The business also provides cleaning services to strata corporations and is actively expanding into additional property and strata services.
RPM’s next phase is focused on both growing the managed lodging portfolio and building a broader property-services business, including opportunities such as pool and amenity management, common-area cleaning, window cleaning, snow removal, maintenance coordination, seasonal property services, and other complementary recurring services.
The Role The Director of Lodging leads the operation, financial performance, and growth of RED Property Management (RPM). The role carries full accountability for RPM’s P&L;, lodging operations, commercial performance, owner and guest satisfaction, team leadership, portfolio growth, and expanding RPM’s property-services business.
This is a hands-on leadership position. The Director is expected to be actively involved in the operation, regularly inspecting properties, identifying and resolving issues, supporting the team during high-volume periods, and maintaining strong relationships with owners, clients, and resort partners.
The Director treats RPM as a self-contained business unit and takes ownership of its results, reputation, profitability, and long-term growth.
Core Responsibilities
1. Business & Financial Performance
- Own RPM’s overall business performance, including revenue, expenses, profitability, budgeting, forecasting, and P&L.;
- Develop annual business plans and deliver approved financial and operational targets.
- Monitor performance, identify variances, and take corrective action when results are behind plan.
- Work closely with the CFO to ensure accurate reporting, financial controls, and appropriate management of labour, purchasing, vendors, and operating expenses.
- Continuously identify opportunities to increase revenue, improve efficiency, and reduce costs.
2. Commercial & Revenue Performance
- Own the commercial performance of the lodging portfolio, working with Revenue Management, Sales, and Marketing to maximize occupancy, ADR, RevPAR, and overall revenue.
- Regularly review booking pace, demand, pricing, inventory, channel mix, promotions, and forward-looking performance and ensure appropriate action is taken.
- Develop opportunities through groups, corporate accounts, events,
partnerships, packages, repeat guests, and resort initiatives.
3. Operations & Property Quality
- Oversee all lodging operations, including Front Desk, Housekeeping, inspections, maintenance coordination, and property readiness.
- Maintain consistent standards for cleanliness, maintenance, presentation, safety, and guest experience across the portfolio.
- Maintain preventative maintenance and property-condition programs and ensure identified deficiencies are tracked through resolution.
- Remain actively involved in the field, conducting inspections, troubleshooting issues, and supporting the team when required.
- Maintain effective relationships and communication with vendors, strata councils, resort teams, and other operational partners.
4. Owners & Portfolio Growth
- Serve as the primary operational relationship for owners within RPM’s lodging program and ensure responsive, transparent, and accurate communication.
- Ensure timely Owner Revenue Statements and regularly communicate property performance, condition, and opportunities for improvement.
- Drive owner satisfaction and retention while actively growing the portfolio by identifying and converting new owners.
- Maintain an active pipeline of prospective owners and oversee the complete onboarding and operational readiness of new properties.
5. Property Services & New Business Development
- Grow RPM beyond traditional lodging management by developing profitable complementary property and strata services.
- Expand existing strata cleaning operations and actively pursue new recurring contracts with stratas, homeowners, developers, commercial operators, and other potential clients.
- Identify and evaluate new business opportunities that leverage RPM’s team, infrastructure, equipment, relationships, and local presence.
- Opportunities may include pool and amenity management, cleaning, window cleaning, snow removal, property inspections, maintenance coordination, landscaping, waste management, seasonal property services, and other profitable service opportunities.
- Develop pricing, proposals, scopes of work, staffing plans, and operating models for new contracts and determine whether services should be delivered internally or through third-party partners.
- Own the financial and operational performance of service contracts, including service quality, staffing, client satisfaction, profitability, retention, and renewal.
- Build scalable systems that allow successful new service lines to grow without compromising RPM’s core lodging business.
6. Guest Experience
- Ensure every guest stay reflects RED’s standards of authenticity, warmth, reliability, and quality.
- Maintain strong service standards and monitor guest feedback, online reputation, and recurring service issues.
- Personally oversee significant guest escalations and ensure appropriate service recovery and follow-through.
- Continuously identify opportunities to improve guest satisfaction and repeat business.
7. Team Leadership
- Recruit, train, coach, and lead the RPM team while establishing clear expectations and accountability.
- Build a respectful, collaborative, hands-on, and results-driven culture.
- Ensure staffing and scheduling align with business volumes, service contracts, operational requirements, and labour budgets.
- Lead by example — present, approachable, accountable, and willing to step into the operation when required.
8. Systems & Technology
- Ensure RPM’s PMS, access control, guest communication, operational, and property-management systems are properly configured and consistently used.
- Maintain oversight of Guesty, Operto, TT Lock, and other relevant technology platforms.
- Use technology and automation to improve efficiency, reduce errors, strengthen controls, and improve the guest, owner, client, and employee experience.
Authority & Accountability
The Director has authority over day-to-day RPM operations, staffing, scheduling, service delivery, guest and owner resolutions, and expenditures within approved budgets. The Director has authority to hire, train, discipline, and evaluate RPM employees in accordance with company policies and is expected to implement operational improvements and corrective actions necessary to achieve approved business objectives.
The position reports directly to the Owner’s Rep, with dotted-line collaboration with resort leadership.
Key Performance Indicators
Performance will be measured against annual targets, including:
- Revenue, operating profit, expenses, and performance versus budget.
- Occupancy, ADR, RevPAR, and lodging revenue growth.
- Owner satisfaction, retention, new owner acquisition, and growth in managed inventory.
- Property-services revenue, profitability, recurring contracts, and client retention.
- Guest satisfaction and online reputation.
- Property quality, housekeeping, maintenance, and operational standards.
- Staff retention, productivity, labour management, and performance.
- Development and successful launch of new profitable revenue streams.
Qualifications & Experience
- 7–10 years of hospitality, property management, or related operational experience, including senior leadership experience.
- Demonstrated experience managing a business or division with P&L; accountability.
- Strong financial, commercial, operational, and analytical capabilities.
- Experience in resort lodging, vacation rentals, strata, property management, or related property services preferred.
- Strong leadership, communication, negotiation, relationship-management, and problem-solving skills.
- Comfortable with hospitality technology, including Guesty, Operto, TT Lock, and related systems.
- Entrepreneurial mindset with the ability to identify, evaluate, and execute new business opportunities.
- Adaptable schedule and comfortable working hands-on in the field during evenings, weekends, holidays, and peak periods when required.
