Maintenance Worker – permanent part time

Position Summary:
Reporting to the Building Services Manager, the Maintenance Worker is responsible for performing a wide range of tasks related to the upkeep, repair, and overall maintenance of the property primarily at 150 Eighth Street and as needed at 422 Willowdale Avenue, and 210 Empress Avenue. This position ensures that properties remain safe, functional, and in compliance with all applicable codes, standards, and organizational policies.
The Maintenance Worker supports daily operations by responding to work orders, conducting preventative maintenance, maintaining building and grounds conditions, and ensuring that all facilities are maintained to exceptional standards. The role requires regular interaction with tenants who are deafblind.
Position Responsibilities
General Building Maintenance:
- Conduct regular inspections of common areas, mechanical rooms, and building equipment, periodically inspecting all units on a timely basis.
- Perform general building repairs and janitorial duties as required.
- Troubleshoot building issues reported by tenants or staff and resolve them promptly.
- Investigate emergency and non-urgent maintenance problems; perform necessary repairs or coordinate outsourced trades as needed.
- Be willing to respond to after-hours building-related emergencies when required.
- Ensure all custodial work outlined in maintenance schedules for both properties is completed daily, weekly, monthly, and seasonally.
- Maintain exterior grounds, including snow removal, salting walkways, landscaping, and minor outdoor repairs at both properties.
- Assist contractors during inspections, maintenance and repairs activities.
- Perform painting in common areas and apartments as needed.
- Complete seasonal tasks such as hanging holiday lights and decorations.
· Maintain familiarity with all equipment, machinery, and tools used throughout the buildings. · Identify potential issues before they escalate into major problems.
· Ensure garbage and recycling areas remain clean, organized, and functional.
· Proper disposal and emptying of garbage bins and dumpsters.
· Ensure maintenance and kitchen laundry is completed onsite and restocked
· Help in assembly and moving of furniture as required.
Administrative:
- Maintain accurate maintenance records for equipment checks, filter changes, safety systems, and completed work.
· Manage stock control and ensure efficient use of maintenance and cleaning supplies. · Purchase supplies and equipment as required.
- Assist the Building Services Manager in scheduling routine and annual inspections.
- Provide training to staff members on building-related issues.
- Prepare and submit monthly expenses to the Building Services Manager for approval.
Units:
- Responsible for assisting in the refurbishing of units prior to new tenant occupancy.
- Complete minor repairs and maintenance in the units as necessary.
- Clean units following tenant move-outs.
- Participate in annual unit inspections.
Safety and Compliance:
- Follow safety procedures, building codes, regulatory requirements, and company policies.
· Follow all safety procedures, building codes, and regulatory requirements. · Conduct routine checks of fire alarms, emergency lighting, exit signs, and other life‑safety systems.
· Report hazards, security concerns, or major repair needs to management immediately.
· Use personal protective equipment (PPE) as required.
Stakeholder Relationships:
- Ensure contractors are informed of the disabilities of the tenants and the expectation that contractors are to maintain a safe setting for tenants.
- Maintain familiarity with contractors and suppliers, their services, and goods.
- Assist with conducting emergency and evacuation drills.
Agency Events and Other:
- Assist and/or participate in the planning and production of agency events as required, including celebrations, public awareness events and fundraising events and campaigns.
- Set-up and take-down for meetings and events.
Qualifications and skill requirements:
- Experience in building maintenance, construction, or related trade.
- Basic knowledge of plumbing, electrical, carpentry, and mechanical systems.
- Knowledge of materials, methods and tools involved in general building maintenance, and maintenance of related machinery and building systems.
- Able to read and understand instruction manuals, blueprints, construction drawings and schematics.
- Able to safely operate a variety of basic hand tools and standard power tools with knowledge of their design, uses, maintenance, safety etc.
- Strong problem-solving skills and attention to detail, with an ability to be creative yet consistent.
- Demonstrated ability to manage multiple priorities and work independently.
- Ability to communicate effectively both verbally and in writing.
- Competency in American Sign Language, adapted/tactile sign language and other alternative communication methods used by persons who are deafblind an asset.
