We are seeking a agile and dedicated Live-in Superintendent to oversee the daily operations and maintenance of a residential property. This role offers a unique opportunity to live on-site, ensuring the property remains safe, well-maintained, and efficiently managed. As part of the compensation package, we provide a two-bedroom apartment for the successful candidate. The ideal candidate will possess robust management skills, technical expertise in mechanical and electrical systems, and a proactive approach to problem-solving. As a Live-in Superintendent, you will be the primary point of contact for residents, vendors, and emergency services, fostering a secure and comfortable environment for all occupants.
Duties
Manage all aspects of property maintenance, including HVAC, electrical systems, plumbing, and general repairs
Oversee preventative maintenance schedules using Computerized Maintenance Management Systems (CMMS)
to ensure optimal operation of equipment
Supervise maintenance staff and contractors, providing leadership and explicit direction on projects and daily tasks
Conduct inspections of the property’s schematics, mechanical systems, and electrical wiring to identify issues early
Respond promptly to resident requests or emergencies, coordinating repairs or interventions as needed
Maintain detailed records of maintenance activities, safety inspections, and project progress
Utilize project management skills to plan and execute upgrades or renovations efficiently while minimizing disruption
Pay: From $50,000.00 per year
