The Subcontracts Coordinator is responsible for sourcing, evaluating, negotiating, awarding, and administering construction trade contracts for multi-family residential projects throughout Western and Central Canada. Working closely with site staff, Project Coordinators, Construction, Design, Quality Control, Estimating, Purchasing, and other project stakeholders, this role ensures qualified trades are engaged with transparent scope, cost, schedule, and performance expectations. The successful candidate will combine strong construction knowledge, commercial judgment, negotiation skills, and relationship management to support competitive procurement, contract compliance, cost control, schedule performance, and successful project delivery.
What you need to be successful: Post-secondary education in construction management, business, engineering technology, a skilled trade, or an equivalent combination of education and relevant experience.
Experience in construction procurement, subcontract administration, estimating, project coordination, or a related construction role; multi-family residential and wood-frame construction experience is an asset.
Working knowledge of construction drawings, scopes of work, tendering, bid analysis, subcontract agreements, payment schedules, Change Orders, and project schedules.
Demonstrated ability to analyze pricing, identify scope gaps and commercial risks, compare bids to budgets and historical costs, and negotiate effectively with subcontractors.
Strong written and verbal communication skills with the confidence to clearly communicate expectations, resolve issues, and hold subcontractors accountable to contractual commitments.
Strong interpersonal and relationship-building skills with a cooperative approach to working across site, project, design, estimating, purchasing, and subcontractor teams.
High attention to detail with strong critical thinking, problem-solving, analytical, and organizational skills.




Ability to manage multiple trade scopes, competing priorities, deadlines, and project requirements in a fast-paced construction environment.
Proactive and decisive, with the ability to follow issues through to resolution and elevate appropriately when performance, cost, quality, or schedule is at risk.
Proficiency with Microsoft Office; experience with construction management, estimating, tendering, or ERP software is an asset.
