Municipality of Chatham-Kent has an opening for a permanent full-time Building Maintenance (Tilbury), in the Housing Assets section of the Parks, Recreation and Facilities division.

Preference given to candidates who are current CUPE 12.1 union members.

This Building Maintenance position is responsible for the safe operations of the municipal properties owned and operated by the Municipality of Chatham-Kent.

Essential responsibilities

- Demonstrate Chatham-Kent’s core values and competencies
- Responsible for grounds maintenance, minor building repairs, refuse removal, and snow removal on a daily basis.
- Minor maintenance repairs: plumbing, light bulbs, clearing drains, minor electrical and equipment repairs. (Testing to be administered)
- Responsible for inspections on HVAC and building automations systems on a daily basis
- Assisting and coordinating with contractors regarding mechanical, electrical and HVAC maintenance, as required.
- Report daily building and perimeter security checks
- Maintain the fire logbook, electrical safety authority work logbook & portal entries, personal daily/incident log book.
- Ensure proper and legal notice has been given to tenants for entry to any occupied unit
- Ensure tenant is aware of charges for repairs, if appropriate
- Report any abandoned units to the Supervisor and tenant relations
- Report resident complaints and incidents to the Supervisor and tenant relations
- Report disturbances to the Supervisor, tenant relations and/or police
- Respond to maintenance requests from tenants and ensure repairs are completed as necessary, determining if tenant has caused the need for repairs as a result of willful damage or negligence and estimate the charge back to the tenant (based on time and material and life expectancy of the product(s) being repaired)
- Assist tenants on lockouts
- Reviewing, tracking and responding to Customer Service Requests via various software programs. (ie..365 Dynamics, Asset Planner.)
- Emergency attendance (i.e., fire alarm response, water shut off, etc.) as required
- Reporting of maintenance problems, concerns and issues to Supervisor.
- Other duties as assigned

Essential qualifications

- Secondary school diploma or equivalent education (e.g. GED certificate)




- Related post-secondary education preferred (including courses or workshops)
- Experience working in a building maintenance environment
- Experience troubleshooting building equipment
- Grounds maintenance experience
- Experience with building repairs
- Intermediate computer skills including Microsoft Word, Excel, Outlook. Saving, attachment & transferring of files, basic data entry and internet usage (other similar software programs as required)

Other qualifications

- Knowledge of mechanical, electrical and HVAC equipment an asset

Work environment/hours of work

- This position works both indoors and outdoors
- This position works weekday hours, as well on-call after hours and weekends. Scheduled after hours rotation of council and budget meetings.

Driver’s licence/vehicle requirements Because of the responsibilities, this position requires the successful candidate to have a valid class G (or higher) Ontario driver’s licence; a driver’s abstract will be conducted by the Municipality of Chatham-Kent. An acceptable driver’s abstract will: be an original document and current (within the previous thirty (30) days); have no more than four (4) demerit points; have no more than two (2) convictions for the same offence; have no criminal code convictions; have no ‘non-medical or administrative’ license suspension in the preceding three (3) years.

This position also requires that the candidate processes a reliable personal motor vehicle for locations that a company vehicle is not provided. Mileage for use of a personal vehicle will be reimbursed as per the CUPE 12.1 collective agreement.

Background check requirements

Because of the environment this position will be working in, the successful candidate will be required to furnish an original Police Information Search (criminal reference check) (working with vulnerable persons) prior to commencement of employment; you must be 18 years of age or older to obtain a vulnerable police check.

Essential physical and/or safety requirements

- Bending: frequent twisting (the job requires a variety of bending postures; snow shoveling,



furniture moving, equipment moving, accessing tight areas in machine room, basements, attics )
- Walking: frequent walking on level surface (walking is required throughout the buildings including climbing stairs and on various types of surfaces)
- Reaching: frequent reaching below shoulder, forward, backward, handling (these types of reaching motions are frequent during office furniture rearrangement tasks, cleaning of equipment and other surfaces task etc.)
- Lifting: frequent lifting floor to waist, waist to shoulder, carrying, pushing below shoulder, pulling below shoulder (9.09 kgs to 22.73 kgs or 20 lbs to 50 lbs) (these types of lifting motions are frequent during office furniture rearrangement tasks and other equipment handling tasks)
- Standing: frequent standing inside, outside (while trouble shooting or repairing equipment or during a majority of other building maintenance tasks, the employee will be in a standing posture)
- Hands: frequent gripping (tasks requiring these types of hand manipulations would include; small equipment repair, plumbing repairs and some minor electrical and mechanical repairs)
- Climbing: frequent climbing stairs (climbing if stairs is required in a majority of our buildings)
- Foot action: frequent two foot action (two feet are engaged in a majority of above mentioned building maintenance tasks)

Benefits This permanent full-time position has an hourly wage of $24.07 to $30.09 and will receive perks including: participation in the OMERS pension plan (mandatory), vacation entitlement and a comprehensive group benefits package following the successful completion of a 3 month waiting period.
