ABOUT THE ROLE

Equitus Property Development Inc. is looking for an experienced Commercial Property Manager to take over day-to-day management of a neighbourhood retail shopping centre in Edmonton. The centre has about 17 units, with tenants that include restaurants, childcare centres, dental and chiropractic clinics, and personal service businesses. The portfolio is growing, with a second shopping centre of about 8 tenants in Sherwood Park to be added.

Reporting directly to our Asset Manager, you'll be the main point of contact for our commercial tenants and will own lease administration, operations, and leasing across the portfolio.

We are bringing property management in-house, so you'll have the opportunity to set things up from the ground up and shape how the portfolio is run.

This role is ideal for someone who is exceptionally well organized. You'll be juggling multiple tenants, leases, deadlines, and vendors at once, and keeping everything on track is key to success.

Strong tenant relationships are at the heart of this role. We're looking for someone who is approachable, responsive, and professional, and who can build lasting, positive relationships with a diverse mix of small business owners.

WHAT YOU'LL DO

- Lead the transition of property management in-house, including setting up tenant files, rent collection, and vendor contracts
- Build and maintain strong, positive relationships with tenants, responding promptly to requests and resolving concerns with professionalism and care, with a focus on long-term tenant retention
- Administer leases, including renewals, extensions,



amendments, assignments, and guarantees, and track key dates such as expiries and renewal options
- Market and lease vacant units, show space to prospective tenants, negotiate lease terms and rent reviews, and prepare offers to lease
- Oversee rent collection, arrears follow-up, and common area maintenance (CAM) reconciliations
- Coordinate maintenance, repairs, snow removal, landscaping, and other vendors and contractors, and track work orders through to completion
- Conduct regular site inspections and address building, safety, and signage issues
- Keep lease files, tenant records, and critical dates meticulously organized, and prepare regular reports and recommendations for the Asset Manager

WHAT WE'RE LOOKING FOR
- Exceptionally well organized, with a proven ability to manage multiple priorities, track critical dates, and keep detailed, accurate records
- Excellent tenant relations skills, with a friendly, service-oriented approach and the ability to handle difficult conversations, such as arrears or disputes, while keeping relationships positive
- 2-5 years of commercial property management experience, ideally in retail plazas or shopping centres




- Experience taking over or transitioning the management of a shopping centre or commercial property is a strong asset
- Solid working knowledge of commercial leases, including net lease structures, CAM and operating cost recoveries, renewals, assignments, and guarantees
- Proven experience with arrears management and leasing vacant space
- Excellent communication and problem-solving skills
- Comfortable with Microsoft Office; experience with Yardi, or the ability to learn it quickly
- Holds a RECA property management licence, or is willing to work towards obtaining one
- Valid driver's licence and reliable vehicle for site visits
