As a key member of the Executive Management team, the Controller will report directly to senior leadership and hold responsibility for the overall management of the company’s finance and accounting functions. This role oversees the full scope of financial operations with a focus on accuracy, compliance, and strategic insight.

The Controller provides comprehensive financial updates to senior management by reporting the appropriate data, supporting executive decision-making and long-term planning. This role includes managing core functions such as financial analysis, budgeting, payroll, accounts payable and receivable, and ensuring strong internal controls and regulatory compliance. The ideal candidate brings a hands-on approach, strong leadership skills, and a focus on continuous improvement.

RESPONSIBILITIES:

- Ensure compliance with all relevant accounting standards, legislative requirements, and internal financial policies.
- Maximize returns and minimize risk by continuously evaluating the company’s financial position and providing strategic investment recommendations.
- Monitor, analyze, and forecast short-term and long-term financial performance, identifying trends and variances.
- Prepare and manage annual operating and capital budgets for both corporate and client accounts, ensuring alignment with organizational objectives.
- Produce timely and accurate monthly financial statements and reports for multiple condominium corporations, ensuring transparency and accountability.
- Prepare and review year-end working papers, accruals, and audit files in accordance with audit standards and timelines.
- Set up, configure, and maintain new condominium corporations in Yardi, ensuring accurate chart of accounts, vendor records, and opening balances.
- Track sales revenue, generate client invoices, and process vendor and contractor payments in accordance with contract terms.
- Complete and file government remittances,



including HST/GST, WSIB, payroll deductions, and T4/T4A slips, ensuring accuracy and timely submission.
- Lead, coach, and oversee the accounts receivable and accounts payable team, promoting efficiency, accuracy, and professional development.
- Conduct monthly bank and account reconciliations, investigating discrepancies and resolving issues promptly.
- Collaborate with property managers and senior leadership to support operational planning and financial strategy.
- Continuously improve accounting processes and systems to enhance reporting, controls, and workflow efficiency.
- Ensure confidentiality of all financial information and maintain proper internal controls.

QUALIFICATIONS:

- CPA Designation in positive standing.
- Minimum 2 years of progressive accounting experience in Commercial AND Residential Property Management
- In-depth knowledge of condominium accounting and audit preparation.
- Proficiency with Yardi Voyager, Excel (pivot tables, lookups, etc.), and Sage 50.
- Strong leadership skills with experience managing and mentoring a team.
- Excellent communication, organizational, and time-management abilities.
- Ability to manage multiple deadlines and prioritize tasks effectively.
- Strong analytical and problem-solving skills with attention to detail.
- Experience preparing and managing large-scale budgets and financial reports.
- High level of professionalism and discretion when handling confidential information.
- Knowledge of Canadian tax regulations, payroll legislation, and condominium governance is an asset.
- Experience implementing process improvements and financial controls is considered a strong asset.

Job Types: Full-time, Permanent Pay: From $120,000.00 per year
