The Opportunity:

Our client is a well-established residential homebuilder with a significant presence in the GTA and a large-scale, production-focused building operation. As the organization continues to grow, they are looking to add a Director, Procurement to help evolve their approach to purchasing, trade management, estimating, and cost control.

Reporting to the Vice President, Procurement, this individual will oversee a team of procurement and contracts professionals while working closely with leaders across Construction, Finance, Product Development, Architecture, Land Development, and manufacturing.

The mandate is broader than traditional purchasing. This person will be responsible for strengthening the procurement function, improving cost visibility, developing the trade network, and finding opportunities to make the homebuilding operation more efficient and scalable.

This is an ideal opportunity for a senior procurement leader who understands the realities of residential construction, can operate commercially, and enjoys having a tangible impact on how homes are costed and delivered.

What You’ll Be Doing:

- Lead and develop the procurement and contracts team, establishing clear priorities, performance expectations, and accountability.
- Take ownership of the company’s trade procurement strategy, including sourcing, tendering, negotiations, contracting, and supplier selection.
- Manage and strengthen relationships with key trades, suppliers, and strategic partners across the residential construction network.




- Work closely with estimating and construction teams to understand cost drivers, market movement, trade pricing, and opportunities to improve project economics.
- Partner with internal stakeholders to identify opportunities to reduce construction costs, improve specifications, and introduce more efficient building practices.
- Provide procurement and cost input into land acquisitions, feasibility exercises, budgets, and underwriting decisions.
- Establish better visibility into procurement performance through benchmarking, cost reporting, forecasting, supplier metrics, and market intelligence.
- Evaluate opportunities involving prefabrication, manufacturing, modular construction, and other emerging building approaches that could improve scalability and efficiency.
- Develop business cases and recommendations for senior leadership around major procurement decisions, cost initiatives, and strategic supplier relationships.

What You’ll Need to Be Successful:

- 10+ years of progressive experience across procurement, purchasing, estimating, construction operations, or a related discipline, with significant experience in residential homebuilding.
- Strong understanding of the production homebuilding lifecycle, including trades,



materials, estimating, construction schedules, specifications, and contract structures.
- Proven experience managing procurement or estimating teams within a residential builder or similarly complex construction environment.
- Robust commercial instincts and the ability to understand how design, specifications, labour, materials, and market conditions ultimately impact home costs and margins.
- Demonstrated experience analyzing detailed cost structures, including BOMs, cost drivers, pricing movements, and supplier/trade economics.
- Strong negotiation and relationship-management skills, with the ability to work effectively with both strategic suppliers and local trade partners.
- Comfortable influencing senior stakeholders across construction, finance, product, land, and operations without relying solely on formal authority.
- Highly analytical and organized, with the ability to move between high-level procurement strategy and the details required to execute it.
- Post-secondary education in Construction Management, Engineering, Business, Supply Chain, Quantity Surveying, or a related field.
- Experience with ERP, procurement, estimating, or project management platforms is an asset.
- Exposure to manufacturing, prefabrication, modular construction, or advanced building systems is an asset.
- PMP, SCMP, Lean Six Sigma, or another relevant professional designation is an asset.

Compensation Range: $175,000 - $195,000 base salary + a significant bonus program
