Atlantic Baptist Housing is seeking a dependable, experienced, and hands on Facilities Manager to oversee the safe, efficient, and well-maintained operation of our housing properties in Moncton, New Brunswick. Based primarily at Church Court, the Facilities Manager will also provide facilities support to Atlantic Baptist Housing condominium properties and the Corporate Office located on Atlantic Baptist Avenue, Moncton.

Reporting to the Chief Housing Officer, the Facilities Manager is responsible for the day-to-day operation and maintenance of assigned properties, including building inspections, preventive and routine maintenance, contractor coordination, tenant related maintenance requests, safety system monitoring, unit turnover, and general property upkeep. The position will also support tenant administration and ensure maintenance activities are completed safely, efficiently, and in a timely manner.

The successful candidate will demonstrate strong organizational and problem-solving skills, sound judgment, reliability, and a commitment to providing excellent service. This role requires someone who is comfortable coordinating contractors and service providers while also taking a hands-on approach to routine building maintenance and repairs.

Responsibilities:

1.Facilities and Building Operations

- Oversee the day-to-day maintenance, upkeep, and general operation of assigned Atlantic Baptist Housing properties.
- Conduct regular property inspections, including common areas, exterior spaces, mechanical rooms, equipment rooms, and building systems.
- Develop and maintain schedules for routine and preventive maintenance to support the safe and efficient operation of facilities.
- Perform and coordinate minor repairs and maintenance, including basic plumbing, lighting, painting, and other general building repairs within the scope of the position.
- Ensure tenant maintenance requests are documented, prioritized, followed up on, and completed in a timely manner.
- Coordinate the cleaning, repair, and preparation of vacant units to support timely occupancy and minimize vacancies.
- Ensure common areas, entrances, stairwells, parking areas, garbage and recycling areas, and exterior spaces are maintained in a clean and safe condition.
- Provide facilities and maintenance support to ABH condominium properties and the Corporate Office as required.

2.Contractor and Vendor Coordination

- Coordinate contractors, tradespeople,



and service providers as directed by the Chief Housing Officer.
- Arrange property access, communicate work requirements, and monitor the progress and quality of work being completed.
- Review completed work and sign work orders when services have been satisfactorily completed.
- Maintain appropriate records of maintenance, repairs, inspections, and contractor activities.
- Notify and obtain direction from the Chief Housing Officer regarding repairs or expenditures expected to exceed $1,000.

3. Safety and Compliance

- Monitor building safety systems and ensure required inspections, servicing, and maintenance are completed and properly documented.
- Maintain current records for elevators, fire alarm systems, fire extinguishers, smoke detectors, air exchangers, and other building equipment and safety systems.
- Identify and report building deficiencies and coordinate corrective action as appropriate.
- Oversee and/or perform snow and ice removal from entrances, walkways, and sidewalks, including the application of salt or sand as required.
- Respond appropriately to building emergencies and take reasonable action to protect tenants, visitors, employees, and property in consultation with the Chief Housing Officer as required.
- Promote safe work practices and ensure facilities activities are carried out in accordance with applicable organizational policies and safety requirements.

4.Tenant and Property Administration

- Support new tenant lease documentation and maintain prospective tenant waiting lists as required.
- Maintain accurate maintenance histories and records for residential units.
- Prepare, distribute, and post tenant notices and other property communications as required.
- Establish and maintain qualified and respectful relationships with tenants, visitors, contractors, and community members.
- Respond to tenant concerns that fall within the scope of the position and refer significant, recurring, or escalating matters to the Chief Housing Officer.
- Support the consistent application of building rules and policies.

5.General

- Maintain accurate records related to facilities operations, inspections, maintenance, repairs, and servicing.
- Support continuous improvements to building operations, maintenance practices, and property safety.
- Perform other reasonable duties as required to support the effective operation of Atlantic Baptist Housing properties.

Qualifications and Skills:





- Previous experience in facilities management, building maintenance, or a related field; previous property management and energy management experience are considered assets.
- Strong hands-on building maintenance and repair skills, including practical plumbing and electrical knowledge.
- Experience coordinating contractors, tradespeople, vendors, and service providers, with the ability to manage multiple maintenance and operational priorities.
- Strong organizational and problem-solving skills, sound judgment, and the ability to work independently, take initiative, and escalate matters when required.
- Excellent interpersonal, communication, and customer service skills, with the ability to build professional relationships with tenants, contractors, employees, and other stakeholders.
- Tech savvy with strong computer skills, including Microsoft Word, Excel, email, and other systems used for communication, documentation, tracking, and record keeping.
- Knowledge of workplace health and safety and building safety practices is considered an asset. A valid driver’s licence, access to reliable transportation, and flexibility in work schedule are required due to the nature of the position.

Other Job Information:

- Location: Primarily based at Church Court in Moncton, NB, with responsibilities at ABH condominium properties and the Corporate Office.
- Hours of Work: Full time, 37.5 hours per week, primarily Monday to Friday.
- After Hours Requirements: Occasional emergency after hours call ins may be required.
- Anticipated Start Date: October 19, 2026

Pay: $25.00-$28.00 per hour
