SMS Equipment is looking for a Facilities Maintenance Technician to help ensure our Acheson and Northview buildings, grounds, and common areas remain safe, clean, organized, and in good repair. This hands-on role completes general facility maintenance, coordinates contractors, supports building inspections, and responds to maintenance needs safely and efficiently. Work Location: Acheson, AB

Salary: $65,000 to $75,000 per annum.

Work Arrangement: Fixed on site – working from the office or assigned facility each day.

Schedule: Monday to Friday, 8:00 a.m. to 4:30 p.m. What You'll Do:

- Troubleshoot facility issues and complete basic repairs involving plumbing, electrical systems, painting, doors, locks, fencing, flooring, roofing, furniture, and signage.
- Conduct regular facility walk-arounds to identify maintenance, safety, and repair concerns.
- Coordinate contractors for complex repairs, inspections, landscaping, snow removal, waste removal, parking lot maintenance, grading, and drainage.
- Monitor contractor activities, provide site orientations, and review safety expectations and FLRA documentation.

- Coordinate inspections and preventative maintenance for building systems, including HVAC, plumbing fixtures, overhead doors, access control, security, and surveillance systems.
- Review completed contractor work, work orders, and invoices to confirm the work is complete and charges are accurate.
- Maintain clean, orderly, and well-kept grounds, common areas, and building exteriors.

- Assist with moving furniture, desks, wall fixtures, and office equipment as required.
- Monitor, update, and complete assigned ServiceNow Facilities tickets safely and efficiently.
- Complete and document daily, weekly, and monthly facility inspections.





- Request and review contractor quotations for complex repairs and subcontracted work.
- Work with Purchasing to support clear, current, comprehensive, and cost-effective building maintenance contracts.
- Track ongoing facility requirements and prepare basic budgets for subcontracted repairs and maintenance.

- Support facilities projects and other duties as assigned.

What You Bring: The successful candidate will have 5 to 7 years of hands-on experience in building maintenance, facility operations, construction, or a related technical environment, with the ability to troubleshoot and resolve issues across multiple building systems. They will also bring experience using Microsoft programs such as Outlook, Teams, and Excel, along with strong interpersonal and communication skills. Other requirements include:

- General knowledge of facility operations, including HVAC, compressors, plumbing, electrical systems, and landscaping.
- Ability to manage short-notice requests and changing priorities in a highly reactive work environment.
- Strong customer service, communication, and relationship-building skills.
- Ability to read and interpret technical building drawings.

- Sound judgment, practical problem-solving skills, and the ability to make decisions under pressure.
- Knowledge of occupational health and safety requirements, including WHMIS.
- Valid Class 5 driver’s license and ability to travel between Acheson, Northview,



and other assigned facilities.

- A third-year, fourth-year, or Journeyperson Red Seal certificate in a related trade, such as HVAC/R or plumbing, is considered an asset.
- Project management, site superintendent, or related construction experience and education are considered assets.
