About the Role The Maintenance Technician is responsible for supporting a portfolio of properties by completing maintenance requests, performing routine and preventative maintenance, conducting property inspections, and assisting with suite turnovers. Working closely with property management and external contractors, this role identifies and resolves maintenance concerns, maintains building systems and common areas, and contributes to the overall safety, functionality, and appearance of each property.

General Requirements
· Experience with HVAC systems & a basic knowledge of HVAC operations & troubleshooting.
· Perform general building maintenance, including minor plumbing, drywall repair, painting, carpentry, fixture replacement, appliance troubleshooting/installs.
· Determine whether the issue can be safely addressed & maintenance work requiring specialized or licensed trades and promptly escalate these matters to property management.
· Respond to tenant maintenance requests in a timely, professional, and courteous manner.
· Conduct regular property and building inspections to identify maintenance deficiencies, potential safety concerns, and emerging repair requirements & document the issue. Perform and document preventative maintenance activities as directed by property management.
· Experience performing routine minor maintenance on property equipment, including oil changes, belt and spark plug replacements, and blade sharpening, is considered an asset.
Common Area Requirements
· Liaise with contractors on-site by facilitating property access, communicating maintenance requirements, and assisting property management with the oversight and completion of contract work.
· Operate a tractor and other property-maintenance equipment for activities including garbage removal and snow removal, where required.
· Perform routine maintenance on appropriate property equipment, such as oil changes, belt changes, spark-plug replacement and sharpening of grass-cutting blades, where within the employee’s experience and capabilities. Maintain accurate and timely records of work orders, inspections, maintenance activities, materials, and supplies used, contractor attendance and completed work.
· Upkeep the Maintenance Room in coordination with the Maintenance Manager.
· Communicate effectively with property managers, tenants, contractors, and other members of the Christel Asset Management team.
· Perform other reasonable maintenance and property-related duties as assigned.
Qualifications and Requirements
· 2–3 years of experience in residential, multi-residential, commercial, or general building maintenance preferred.
· Ability to work independently,
organize priorities and manage maintenance requests across multiple properties.
· Participate in on-call duties as required.
· Effective communication skills and the ability to interact professionally with tenants, contractors, property managers and other employees.
· Basic computer and mobile-device skills sufficient to maintain work orders, records, and maintenance documentation.
· Valid driver’s licence and reliable transportation required.
· Physically capable of performing the requirements of the position, including lifting, carrying, climbing and completing hands-on maintenance activities, subject to applicable accommodation requirements.
· Ability and willingness to travel regularly between properties throughout Winnipeg.
· Willingness to participate in on-call duties as required.
· Trade certifications or other relevant maintenance qualifications are considered valuable.
· First Aid, WHMIS and other relevant safety training are considered assets. Where required for assigned duties, applicable workplace training will be provided or arranged by the employer.
