We are seeking experienced and responsible Resident Manager(s) (individuals or couples/teams) in Amber Trails. At 154 units, this is a brand-new high-end multi-family residential building in Winnipeg. The goal is a long-term placement focused on maintaining high operational standards in a new-build environment. We are looking for reliable, detail-oriented professionals committed to long-term success in this role, capable of communicating with both tenants and ownership on a daily basis.

Key Responsibilities:

Building Maintenance & Upkeep

- Perform daily building and grounds checks
- Clean and maintain entrances, common areas, and lobbies (sweeping, vacuuming, mopping, glass cleaning)
- Manage garbage and recycling removal (requires physical strength and the ability to handle bins and carts)
- Complete regular cleaning of all common areas alongside cleaning staff
- Conduct routine maintenance checks and minor repairs
- Coordinate with maintenance department for larger repairs

Tenant Liaison & Operations

- Support move-in and move-out processes
- Act as tenant liaison, including holding regular office hours
- Track and coordinate tenant and maintenance requests
- Manage parking coordination
- Work collaboratively with the leasing and compliance teams




- Follow direction from ownership and the management team on ongoing property needs

Requirements:

- Previous experience in a caretaker, building management, or hotel operations role, preferably in a fast-pace, larger scale building
- Maintenance-savvy candidates are welcomed
- Physically capable of performing hands-on cleaning, grounds work, and garbage/recycling duties
- Must be legally entitled to work in Canada
- Clear criminal record check
- Satisfactory credit check and good standing with the Residential Tenancies Branch (RTB)
- Excellent communication skills and a customer-service mindset
- Ability to work independently while taking direction from ownership and management
