ABOUT THE ROLE

The Senior Property Manager will be a front-facing representative of the STACK brand, while taking primary ownership of their assigned portfolio of residential properties. They will serve as the principal relationship manager for our clients and residents, ensuring that the portfolio operates to STACK’s standards for financial and operational performance, service, compliance, and asset care.

Primary Job Responsibilities

Primary relationship manager for assigned portfolio of clients/owners

Provide proactive client communication, recommendations and portfolio updates

Monitor operational and financial performance of assigned properties

Identify, mitigate and elevate operational, regulatory, financial and liability risks

Review monthly owner reporting and respond to client inquiries regarding financial activity and performance

Drive strong client satisfaction,



retention and long-term relationships

Leasing + Revenue Management

Pricing strategy

Marketing of available units

Prospective tenant showings and follow-up

Application processing

Lease execution

Vacancy management and lease renewal strategy

Rent increases

Client inquiries and business development

Resident and Tenancy Management

Resident communication

Lease administration

Unit inspections

Lease and Bylaw Enforcement

Rent collection, arrears management and accounts receivable

Preparation and service of tenancy notices and regulatory documentation

Manage tenancy enforcement matters, including notices, evidence preparation, RTB applications and dispute resolution hearings where required

Move-in and move-out coordination

Property Operations and Maintenance

Property onboarding

Maintenance and service requests

Source, coordinate and manage qualified vendors and contractors, including quotation review, service quality, cost control and timely completion of work

Preventative maintenance

Warranty claims, submissions and coordination

Emergency response

Pre-inspections and unit turnovers

Review property income, expenses and financial activity and provide clients with recommendations to optimize performance

Invoice review and approval coordination

Expense management

Portfolio records, data integrity and documentation

Coordination with accounting on owner reporting, disbursements, new accounts and portfolio financial matters

Qualifications

Required Knowledge, Skills, and Abilities

Strong working knowledge of the B.C.

Residential Tenancy

Act, Residential Tenancy Regulation, and applicable BCFSA requirements.





Demonstrated ability to navigate difficult conversations, situations, conflict, and sensitive tenancy matters calmly, professionally, and objectively.

Sound judgement and problem-solving ability, with the capacity to evaluate urgency, risk, financial impact, and client interests when making decisions.

Demonstrated ability to build strong relationships with prospective and existing clients and residents while delivering a high standard of service throughout the client/resident journey.

Ability to adapt to policies and procedures while developing and implementing systems and processes

Self-motivated, proactive, and a team player

Detail-oriented, works well under pressure, able to multi-task

Strong leasing and closing, organizational, critical thinking, and time-management skills.

Robust verbal and written communication skills

Additional language proficiency is an asset

Required Training and Experience

Currently licensed in good standing with the BCFSA to provide Rental Property Management services in British Columbia

Minimum of 4 years’ experience in third-party residential property management, with portfolio experience in Metro Vancouver strongly preferred

Post-secondary education in business, construction, finance, communication or a related field or equivalent education and experience

Experience with Yardi, Buildium would be an asset.

Strong digital proficiency, including Microsoft 365, property management platforms and the ability to learn new software and technologies quickly. Advanced proficiency with Word and Excel is an asset

Working Conditions The successful candidate will be based at the designated locations allocated to each portfolio and at our head office.

Schedule

Sunday to Thursday - 10:00AM - 6:00PM

Occasional flexibility outside regular working hours may be required to accommodate leasing appointments, urgent property matters and operational requirements.

Salary Range: $90,000 - $100,000

Commission: $250 per unit leased
