Job Purpose
The Leasing Manager is responsible for overseeing leasing activities across the property portfolio, with a focus on maximizing occupancy, optimizing rental performance, and maintaining strong tenant relationships. This role leads leasing strategy, market analysis, lease negotiations and renewals, while ensuring effective tenant management, regulatory compliance, and coordination with internal and external stakeholders.
Key Responsibilities:
- Leasing & Occupancy Management: Lead leasing activities across the property portfolio, including vacancy marketing, property tours, prospect management, and occupancy planning to minimize vacancies and improve portfolio performance.
- Rental Strategy & Market Analysis: Monitor market conditions, comparable properties, vacancy trends, and rental rates to recommend competitive pricing, incentives, and leasing strategies.
- Lease Negotiation & Administration: Lead lease negotiations, renewals, rental increases, amendments, and other lease-related matters while ensuring accurate and timely documentation.
- Tenant Acquisition & Screening: Oversee the application, screening, approval, and onboarding process for prospective tenants while maintaining consistent leasing standards.
- Tenant Relations & Retention: Build strong tenant relationships,
manage escalated concerns, support lease renewals, and develop strategies to improve tenant satisfaction and retention.
- Portfolio & Lease Performance: Track occupancy, upcoming expiries, renewals, rental performance, leasing activity, and other key metrics; provide regular reporting and recommendations to management.
- Move-In/Move-Out Oversight: Ensure inspections, deposits, documentation, unit turnovers, and possession processes are completed accurately and efficiently.
- Regulatory Compliance: Ensure leasing practices and documentation comply with the BC Residential Tenancy Act, applicable municipal requirements, and internal policies and procedures.
- Property & Maintenance Coordination: Partner with internal maintenance and property teams to prioritize unit readiness, tenant requirements, repairs, and turnover activities that impact leasing.
- External Stakeholder Management: Manage relationships with realtors, contractors, vendors, municipalities, and other external partners involved in leasing and property-related activities.
- Process Improvement: Establish and improve leasing processes, documentation standards, occupancy trackers, renewal schedules, reporting systems, and controls to improve efficiency and consistency.
- Team Leadership: Provide direction and support to leasing/property administration staff, where applicable, ensuring leasing priorities, service standards, and portfolio objectives are achieved.
Qualifications:
- 5+ years of progressive experience in leasing, property management, real estate, or tenant relations.
- Strong knowledge of BC leasing practices and the Residential Tenancy Act.
- Demonstrated experience in lease negotiations, renewals, rental increases, and tenant retention.
- Experience managing occupancy, vacancies, rental pricing, and leasing performance across a property portfolio.
- Strong understanding of rental market trends,
comparable analysis, and competitive pricing strategies.
- Excellent communication, negotiation, and relationship-management skills.
- Solid organizational and time-management skills with the ability to manage multiple properties and priorities.
- Ability to effectively manage tenant concerns and escalations while maintaining professional relationships.
- Strong attention to detail with experience maintaining lease documentation, reports, trackers, and key leasing dates.
- Proficiency in Microsoft Office; experience with property management or leasing software is an asset.
- Previous experience leading or mentoring leasing/property administration staff is preferred.
- Valid BC driver’s license and ability to travel between properties as required.

The pay range for this role is:
