Job Overview

We are seeking a dynamic and dedicated Live-in Superintendent to oversee the daily operations and maintenance of a residential property. This role offers a unique opportunity to live on-site, ensuring the property remains safe, well-maintained, and efficiently managed. As part of the compensation package, we provide a two-bedroom apartment for the successful candidate. The ideal candidate will possess strong management skills, technical expertise in mechanical and electrical systems, and a proactive approach to problem-solving. As a Live-in Superintendent, you will be the primary point of contact for residents, vendors, and emergency services, fostering a secure and comfortable environment for all occupants.

Duties

- Manage all aspects of property maintenance, including HVAC, electrical systems, plumbing, and general repairs
- Oversee preventative maintenance schedules using Computerized Maintenance Management Systems (CMMS)



to ensure optimal operation of equipment
- Supervise maintenance staff and contractors, providing leadership and explicit direction on projects and daily tasks
- Conduct inspections of the property’s schematics, mechanical systems, and electrical wiring to identify issues early
- Respond promptly to resident requests or emergencies, coordinating repairs or interventions as needed
- Maintain detailed records of maintenance activities, safety inspections, and project progress
- Utilize project management skills to plan and execute upgrades or renovations efficiently while minimizing disruption

Pay: From $50,000.00 per year
