Part-Time Condominium Superintendent (Live-Out)

Location: Etobicoke, M9W 6X8

Schedule: 3 days per week - Wednesdays and weekend coverage (Saturday and Sunday). Flexibility for occasional additional hours may be required.

Job Summary

We are seeking a reliable, hands-on Part-Time Condominium Superintendent to support the day-to-day operation, maintenance, and appearance of our residential condominium community.

Key Responsibilities

Building Operations & Maintenance

- Perform regular inspections of common areas, mechanical rooms, parking garage, building exterior, and grounds.
- Conduct minor repairs and preventative maintenance.
- Monitor building systems and report deficiencies requiring attention.
- Ensure common areas are maintained in a clean, safe, and professional condition.

Contractor & Vendor Coordination

- Provide site access to contractors and service providers.
- Monitor contractor work and report concerns to management and the Board.
- Coordinate routine maintenance and service appointments.

Resident Relations

- Respond to resident inquiries and service requests in a professional and courteous manner.
- Assist with move-ins, move-outs, deliveries, and building access requirements as needed.
- Escalate issues requiring management or Board involvement.





Safety & Compliance

- Complete routine safety inspections.
- Maintain building maintenance logs and records.
- Assist with fire safety inspections, testing, and compliance requirements.
- Report any health, safety, security, or liability concerns promptly.

Weekend Coverage

- Conduct routine weekend building walkthroughs.
- Address minor maintenance concerns and resident issues.
- Monitor the property for cleanliness, safety, and security.
- Coordinate emergency responses and contractor attendance when required.

Qualifications

- Previous condominium, apartment, or building maintenance experience preferred.
- General knowledge of plumbing, electrical, mechanical, and building systems.
- Strong communication and customer service skills.
- Ability to work independently and prioritize tasks.

Preferred Experience

- Condominium superintendent experience.
- Experience working with condominium boards and property management companies.
- Knowledge of fire safety systems and building operations.
- WHMIS certification considered an asset.

Pay: $20.00-$30.00 per hour

Expected hours: 20.0 – 30.0 per week
