EXO Construction Group is a growing General Contracting, Design Builder and Construction Management company based in Surrey, BC. Our main focus within the growing demand of new construction including EXO Building System, our proprietary modular building system and Tenant Improvements.

We are actively seeking a motivated and talented individual to join our team as a full-time permanent Senior Estimator and looking to make a difference.

OVERVIEW:

The Senior Estimator owns the cost of EXO Construction Group's projects from first pricing through to handover to the project team. EXO delivers institutional projects valued at $10M to $40M, built around a structural panel system manufactured in-house, with smaller ICI projects rounding out the portfolio. Projects are delivered as hard bids CCDC 2, construction management CCDC 5A/5B, and design-build CCDC 14, so this role prices both complete tender packages and evolving designs during preconstruction.

The estimator produces an accurate cost and a recommended price for every pursuit; and supports the team with cost strategy and Value Engineering recommendations . Where information is missing, the estimate states the assumption and proceeds, the estimate never stops for lack of information. Pricing decisions and client negotiations are approved and led by the Director of Construction and Sales; the estimator provides the numbers, the risks, and the recommended strategy behind them.

This role is part of Project Services and reports to the Director of Construction.

RESPONSIBILITIES:

Tender & Hard Bid Estimating

- Prepare complete estimates for tendered projects: quantity take-offs, labour, material, equipment, general conditions, and self-performed work
- Solicit, level, and analyse sub-trade and supplier bids; prepare scope sheets that define what each trade price includes and excludes
- Negotiate the best pricing possible from trades and suppliers
- Prepare bid documents, bid forms, bonding requirements, and prequalification packages
- Present each estimate to the Director of Construction with a recommended price, key risks, and a bid strategy
- Attend pre-bid meetings and site visits; issue questions to consultants during the tender period

Preconstruction Services




- Prepare Class D through Class A estimates as designs progress on CM and design-build projects
- Engage trades early to validate budgets and identify value engineering opportunities
- Attend design meetings; provide cost input on design options, systems, and value engineering
- Re-price at each design milestone and report cost movement against budget promptly, no design change goes unpriced
- Record the drawing set and revision behind every estimate so the priced scope is always traceable
- Support constructability reviews and procurement planning with the project team

EXO Panel System Integration
- Incorporate the EXO panel price (provided by the panel estimating function) into the total project estimate
- Own the pricing of trades and scopes that interface with the panel system
- Collaborate on panel system pricing as experience with the system grows
- Flag design changes that affect panel scope or price so they are re-priced before the estimate is issued

Estimate Qualifications & Risk
- Issue every estimate with a clear list of assumptions, qualifications, exclusions, and allowances
- Identify cost and schedule risks in the estimate and recommend contingency levels
- Track market pricing, escalation, and trade availability in the Lower Mainland and BC institutional market

Handover & Cost Feedback
- Turn over the awarded estimate to the Project Managers as the project budget, structured to company cost codes
- Provide trade scope sheets as the basis for subcontract scopes of work
- Review estimated versus actual cost with Project Managers at buyout and project close
- Build and maintain a historical cost database, including unit costs for the EXO panel system and interfacing trades

Relationships
- Develop and maintain a strong network of sub-trades and suppliers in BC and the Lower Mainland; expanding bidder coverage for each trade and using those relationships to understand market capacity, lead times and current pricing
- Work with Sales on proposal content, pursuit information, and client requirements
- Communicate with Project Management, Product, and Manufacturing teams on scope, cost, and schedule

KPIs: Targets are set by the Director of Construction and reviewed at least annually. Core KPIs include:
- Bid volume against the annual sales target




- Hit rate (awarded / submitted)
- Estimate accuracy (estimate vs. buyout cost)
- On-time submission of bids and preconstruction estimates

REQUIREMENTS:

Experience

- 8 to 10 years of general contractor estimating experience
- Estimating experience on institutional or ICI projects of $10M or greater, including public tenders
- Preconstruction estimating experience on CM or design-build projects
- Established relationships with BC sub-trades and suppliers
- Prefabricated, modular, or panelized building experience an asset

Education
- Diploma or degree in Construction Management, Quantity Surveying, Civil Engineering Technology, or a related field; or equivalent experience
- PQS (CIQS) or Gold Seal Certified Estimator designation an asset

Technical Skills
- Proficiency with On-Screen Takeoff, Bluebeam Revu, and BuildingConnected (or equivalents); advanced Excel
- Ability to read and interpret architectural, structural, and mechanical/electrical drawings and specifications
- Working knowledge of CCDC contracts (2, 5A, 5B, 14) and BC public procurement

- Accurate and detail-oriented, with the judgment to price with incomplete information and state the assumptions clearly
- Clear communicator who can present an estimate and defend the numbers
- Organized and deadline-driven; manages multiple bids at once
- Collaborative across Sales, Construction, Product, and Manufacturing
- Interested in cutting-edge building systems and prefabricated construction
