Aventus Development Corp. is looking for an experienced Project Accountant who is both handson and strategic; providing support in producing accurate and timely accounting and financial reporting for a portfolio of real estate development projects, while also working closely with the Construction Team and lenders for monthly construction draws.

This is a hands-on role for someone who understands construction, accounting, project budgets, costs and commitments, and construction financing draws. You’ll work with our Construction and Finance teams to keep project financials accurate and draws moving on time.

What you will be doing:

- Work closely with Construction Managers on project budgeting, maintaining project budgets and reporting on actual and forecasted variances.
- Execute the full-cycle month-end close for multiple projects, ensuring accuracy with minimal supervision.
- Review project accounting activity, including vendor expenses, percentage of completion and work-in-progress (WIP), and respond to information requests from Construction Managers.
- Maintain the project financing draw schedule and prepare monthly construction financing draw packages, including Statements of Values (SoVs), for submission to lenders and cost consultants.
- Work directly with lenders and cost consultants to reconcile financing draws, resolve discrepancies and ensure accurate reconciliation of draw funds.
- Prepare cash reconciliations between draw funds received and amounts payable to vendors.
- Review and analyze project costs, invoices, contracts, purchase orders and change orders, ensuring accuracy, appropriate coding and alignment with project budgets.




- Coordinate with Accounts Payable and Construction Managers to support the timely processing and payment of project invoices.
- Maintain a strong understanding of project activity and status, proactively identifying, investigating and resolving financial issues.
- Complete month-end accounting requirements, including journal entries, account reconciliations and HST remittances.
- Prepare monthly actual cost and commitment reports and other financial information required by the Construction team.

What you bring

- 5+ years of project accounting experience, ideally in real estate development or construction.
- Hands-on experience preparing construction financing draws.
- Strong understanding of project budgets, construction costs, commitments and month-end accounting.
- Robust Excel skills.
- A self-directed approach, you take ownership, ask questions and follow issues through to resolution.
- Strong organization and attention to detail in a deadline-driven environment.
