Position Summary:
The Mobile Building Operator is responsible for delivering both hands‑on operational support and tenant‑focused coordination across a diverse portfolio of commercial properties in Calgary.
This position ensures all buildings are well‑maintained, safe, and operating efficiently through routine inspections, minor maintenance, and the coordination of contractors for more complex service needs. As a key tenant-facing representative, the role requires strong communication skills, proactive problem‑solving, and the ability to work independently while managing a mobile workload across multiple locations.
You will work closely with the Property Manager while maintaining professional relationships with tenants, contractors, and ownership. This position offers a balanced mix of field work, administration, and service coordination, along with opportunities for skill development and career growth.
Key Responsibilities:
Tenant & Client Service
- Act as one of the tenant facing contacts for maintenance issues.
- Conduct proactive tenant check-ins to identify concerns early.
- Communicate professionally with tenants, owners, contractors, and internal teams.
- Respond to occupant complaints and perform minor repairs when appropriate.
Operational Oversight & Maintenance
- Perform routine building checks (indoor and outdoor)
across multiple sites.
- Troubleshoot and complete minor preventative maintenance on building systems (HVAC, plumbing, electrical).
- Maintain inventory of tools, supplies, and essential documentation at each property.
- Monitor, inspect, and test environmental, safety, and security systems.
- Provide light cleaning and custodial work as needed.
- Participate in the 24/7 on-call for emergency response.
Contractor & Work Coordination
- Triage issues to determine required trade (plumbing, electrical, HVAC, etc.).
- Dispatch, schedule, and coordinate contractors for service work.
- Obtain and manage quotes, estimates, and invoices.
- Ensure timely follow-up and completion of all work.
- Liaise with trades and service providers to maintain high service standards.
Administration & Reporting
- Maintain activity logs at each property.
- Managing and responding to emails in a timely manner for documentation.
- Manage service requests, documentation, and contractor records.
- Support communication between Calgary and the Director of Building Operations in Vancouver.
- Assist the Property Manager with operational updates and site-level coordination.
Qualifications & Skills:
Required
- 3 years of experience in building operations,
facilities coordination, or property services.
- Strong communication and customer service skills.
- Ability to work independently across multiple locations.
- Solid organizational skills and attention to detail.
- Ability to manage trades, and triage maintenance issues.
- Comfortable working at heights (up to 8 stories) in compliance with safety standards
- Experienced using ladders and performing roof-level inspections
- Capable of outdoor site maintenance, including litter collection
- Competent with Microsoft Office and email communication.
- Strong Mechanical aptitude and Knowledge
- Knowledge of fundamentals of commercial real estate.
- Computer skills: ability to use Microsoft office suite as well as emails
- Must be bondable and possess a valid class 5 driver’s license with a clean driving and criminal record.
Assets
- Experience with mechanical systems (HVAC, DDC, boilers).
- Class 5 Power Engineering Certificate, or enrolment in program. (Would have preference)
- BOMI SMA/SMT or BOMA education.
- BAS training.
- WHMIS, TDG, Confined Space Entry, Fall Arrest.

Pay: $60,000.00-$65,000.00 per year
