Part-Time Residential Rental & Leasing Assistant, Paranych Rentals – Edmonton, AB

Flexible Part-Time | Approximately 9–12 Rental Turnovers Per Year

Paranych Rentals is looking for a personable, organized and proactive Residential Rental & Leasing Assistant to help manage the leasing of our residential rental properties in Edmonton.

This is a flexible, part time role ideal for someone with experience or an interest in residential rentals, property management, real estate, leasing or sales.

You will work directly with the property owner as part of a small, hands-on team responsible for managing our properties and supporting our tenants. Our portfolio includes a variety of residential properties, including value-oriented rental apartments with competitive rental rates.

The Role

You will take ownership of much of the vacancy-to-move-in process, with the goal of keeping vacancy low while helping us secure strong, well-qualified tenants who are suited to the property and likely to establish reliable tenancies.

Responsibilities include

- Assess upcoming vacant suites and identify cleaning, repairs or other work required to get them rent-ready.
- Create, post and actively manage rental advertisements on Kijiji, Facebook Marketplace and other rental platforms.
- Respond promptly to rental inquiries and qualify prospective tenants before scheduling showings.
- Ask appropriate questions and identify strong prospects based on established rental criteria.
- Schedule and conduct property showings.
- Follow up with promising prospects and keep qualified applicants moving through the rental process.
- Assist with applications, employment/income and reference verification as required.
- Identify potential concerns and provide organized applicant information to the property owner for final approval.
- Complete lease documentation with approved tenants.



(Administrative support is provided).
- Coordinate possession and key handover.
- Conduct and document Move-In Inspection Reports.
- Work collaboratively with our small team to support existing tenants and communicate property or maintenance concerns.
- Help ensure suites move efficiently from vacancy to a successful new tenancy.

What We're Looking For

We are looking for someone who is self-motivated, responsive and comfortable working independently, but who also enjoys being part of a small team.

The ideal candidate will have excellent communication and people skills, strong judgment, good organizational skills and the ability to confidently qualify prospective tenants.

Because our team is small, we value someone who will take ownership, communicate well and step in where neededto help keep our properties well managed and our tenants well supported.

Previous residential leasing, property management, real estate or sales experience is a strong asset, but a RECA licence is not required.

A valid driver's licence and reliable transportation are required.

Schedule

This is not a traditional set-hours position. Work is driven primarily by rental turnovers, with approximately 9–12 turnovers annually.

Much of the advertising, inquiry response, qualification and scheduling can be completed remotely and flexibly. However, responsiveness to rental inquiries is important.

Some daytime availability is required for suite assessments, leases and move-ins,



along with flexibility for late afternoon, evening and weekend showings.

Compensation

This position offers competitive, assignment-based compensation rather than traditional set weekly hours.

Compensation is structured around managing a typical rental turnover from initial suite assessment and advertising through to securing an approved tenant, completing the lease and conducting the move-in inspection.

Additional compensation may be provided for vacancies requiring substantially more time, appointments or work than a typical leasing assignment.

We're looking for someone who will take ownership of our vacancies — proactively marketing properties, responding quickly to leads, carefully qualifying prospective tenants and seeing each successful tenancy through from vacancy to move-in.

Our goal is to balance low vacancy, competitive rental rates, strong tenant selection, responsive tenant management and stable long-term tenancies.

Pay: $23.00-$27.00 per hour

Expected hours: 1.0 – 5.0 per week
