About Peak Concrete Design
Peak Concrete Design is a Richmond, BC concrete contractor founded in 2003. We specialize in commercial concrete forming, placing, and finishing for general contractors across Metro Vancouver, alongside high-end residential foundation and slab work. We are BBB accredited, fully insured ($5M liability), and WorkSafeBC compliant.
Our preferred GC partners include Trasolini Construction, Kinetic Construction, Holaco Construction, O.N. Site Construction, Stanhope Group, Unitech Construction, Coastline Projects, and Vantac Construction. We operate our own pumping, placing, and finishing crews.
After 20+ years of stable, profitable operation under direct owner management, the company is now embarking on a deliberate growth plan: $4M today to a $14M run-rate by 2030. We are investing in our own pump trucks, building out independent residential and commercial divisions, modernizing our estimating and project controls with AI tooling, and building the management depth required for a company three times our current size.
This hire is the keystone of that plan.
The Opportunity
This is not a typical "more PM" hire at a larger GC. This is the chance to be the operating lead at a profitable, well-run, growing concrete contractor — reporting directly to the President with no layers in between, and with full ownership of project delivery across the company.
You will inherit
- A 20+ year reputation as a reliable, quality sub on commercial concrete work
- Strong established relationships with five top-tier Metro Vancouver general contractors
- Three to four experienced site crews who know concrete and know the work
- Stable financials, healthy net margins, and capacity to invest in growth
- A clear, documented multi-year growth plan with explicit investments in equipment, technology, and people
You will be expected to:
- Take full ownership of the project delivery function across the business
- Free the President from being the estimator-of-last-resort and the site-issue-fixer-of-last-resort
- Bring discipline, structure, and reporting to how we estimate, schedule, and run jobs
- Be the primary face to GC project managers — owning the relationship at the working level
- Grow into the General Manager of Commercial role within 18–24 months
WHY THIS ROLE IS DIFFERENT Most senior PM roles at larger GCs are siloed: one job at a time, layers of management above, limited autonomy. Here you own the function — estimating, scheduling, execution, client relationships, cost control, and reporting — across all active projects. You report to the President, not a Director. Your decisions stick. Your work is visible. And there is an explicit growth path to GM Commercial with meaningful upside.
Position Summary The Senior Project Manager is the senior-most operational role at Peak Concrete Design after the President. The role owns end-to-end project delivery — from estimating and bid preparation, through scheduling, site oversight, cost tracking, and client management, to project closeout and lessons learned. The Senior PM will manage Site Supervisors directly, coordinate with subtrades, liaise with general contractors and clients, and report weekly to the President on project health, financial performance, and operational risk.
The role is designed to reduce the President's involvement in daily project issues from approximately 60 percent of their time today to under 20 percent within 12 months, freeing the President to focus on strategy, GC relationships at the executive level, capital decisions, and growth initiatives.
Key Responsibilities1. Pre-Construction and Estimating
- Lead the estimating function: review plans, perform quantity takeoffs, develop labor and material costing for both commercial and residential opportunities
- Prepare competitive, accurate bids with appropriate contingency and margin
- Adopt and champion modern estimating tools (Procore, STACK, Bluebeam, AI takeoff platforms) to accelerate quote turnaround and improve accuracy
- Build and maintain unit-cost databases (labor hours per cubic yard, forming square footage rates, pump times) updated from actual job performance
- Review and approve all estimates before submission; partner with the President on bid/no-bid decisions and final pricing strategy
- Track bid hit rate by GC, job type, and bid value; identify patterns and adjust pricing strategy accordingly
1. Project Planning and Scheduling
- Develop project schedules in Microsoft Project, Procore, or equivalent for every awarded job
- Maintain a master schedule view of all active projects; identify resource conflicts and labor capacity issues before they become problems
- Pre-construction kickoff meetings with GC project managers: confirm site access, sequence, milestone dates, and submittal requirements
- Sequence concrete pours, forming, finishing, and pump truck deployment across multiple concurrent projects to optimize crew and equipment utilization
- Coordinate ready-mix delivery scheduling with Heidelberg Materials and pump truck deployment with internal/external operators
1. Project Execution and Site Oversight
- Direct oversight of all Site Supervisors; daily check-ins, weekly site walks, monthly performance reviews
- Be the first call from site for issues that exceed the Site Supervisor's authority — coordinate solutions, escalate to the President only when truly required
- Quality control: confirm that pours meet specification, finishing standards are upheld, and Peak's reputation for quality is protected on every job
- Safety: partner with the WorkSafeBC compliance lead; ensure JHSC processes are followed, incident reports are filed, and toolbox talks happen weekly
- Work directly with division leaders to coordination: rebar, formwork rental, equipment rental, and other suppliers; resolve site coordination conflicts with other trades
- Site visits: minimum 2–3 active jobs visited per week; quarterly site visits to every project
1. Client and GC Relationship Management
- Be the primary point of contact for GC project managers and client project managers on all active projects
- Attend weekly GC OAC (Owner-Architect-Contractor) meetings; represent Peak professionally and substantively
- Manage all RFIs (Requests for Information), submittals, change order requests, and progress billings
- Build trust-based relationships with GC PMs that translate into repeat invitations to bid and preferred sub status
- Handle the difficult conversations: schedule delays caused by upstream trades, scope disputes, change order pricing, payment delays
- Identify cross-sell opportunities with current GCs — additional scopes within active projects, future projects in their pipeline
1. Cost Control, Job Costing, and Financial Discipline
- Track actual labor hours, material costs, equipment costs, and subtrade costs against budget on every active project, weekly
- Approve all field purchase orders and material requisitions over $1,500
- Review weekly timesheets from Site Supervisors; reconcile hours against job codes; flag anomalies
- Identify margin erosion early — when a job is trending over budget, raise it within the week, not at project closeout
- Lead change order pricing: scope the change, price it accurately, negotiate it firmly, document it clearly
- Project closeout: final costing reconciliation, lessons-learned documentation, update unit-cost database
1. Reporting and Communication
- Weekly Project Status Report to the President: every active project, percent complete, budget variance, schedule variance, key risks, decisions needed
- Monthly Operations Review with President: bid pipeline, awarded backlog, margin performance by job and by GC, crew utilization, equipment utilization
- Quarterly KPI Dashboard: bid hit rate, quotes issued per month, project margin actual vs. estimate, customer satisfaction scores, safety incidents, schedule performance
- Maintain clean documentation: every RFI, change order, and major decision logged in Procore or equivalent project management system
1. Team Leadership and Development
- Direct manager of Site Supervisors; mentor them, develop their capability, hold them accountable
- Participate in hiring decisions for crew leads, additional Site Supervisors, and (eventually) additional PMs
- Foster a culture of quality, safety, professionalism, and continuous improvement
- Champion the adoption of modern tools — estimating software, project management platforms, site monitoring technology
Required QualificationsExperience
- Minimum 7 years of project management experience in commercial construction, with at least 4 years specifically in concrete, formwork, or structural subcontracting
- Demonstrated experience managing multiple concurrent projects in the $500K–$3M range
- Proven track record of delivering projects on schedule and on budget
- Experience working with major Metro Vancouver general contractors as a subtrade PM
- Direct experience with concrete pours, forming systems, finishing techniques, and ready-mix logistics
Technical Skills
- Proficiency in Procore, Bluebeam Revu, and Microsoft Project (or equivalent platforms)
- Strong takeoff and estimating capability — can read structural drawings, perform quantity takeoffs, and price competitively
- Comfortable with spreadsheets (Excel) for job costing, budget tracking, and scenario analysis
- Willingness and ability to adopt new technology platforms (AI estimating tools, drone site monitoring, mobile field reporting)
Credentials and Legal
- Valid BC Class 5 driver's license with clean abstract
- Eligible to work in Canada (Canadian citizen, permanent resident, or valid work permit)
- Current WorkSafeBC certifications appropriate for site oversight (fall protection, confined space if applicable)
Personal Attributes
- Direct, honest communicator — able to have difficult conversations with crews, subtrades, and GCs without ego or drama
- Strong written communication — emails, reports, change orders, and RFIs must be professional and unambiguous
- Calm under pressure — concrete is unforgiving, schedules slip, weather changes, and the PM must be the steady hand
- Detail-oriented but not lost in detail — must hold a strategic view while managing tactical execution
- Genuinely enjoys construction — this is not a desk job; you will be on sites, in trucks, in pre-pour meetings, and in the office
- Comfortable being measured — by clear KPIs, weekly reviews, and quarterly performance assessments
Preferred Qualifications
- Bachelor’s degree in civil engineering, construction management, or related discipline
- PMP (Project Management Professional) or Gold Seal Certification
- Red Seal Cement Finisher or Concrete Forming background (hands-on field experience prior to PM career)
- Familiarity with AI-enabled estimating tools (Beam AI, Togal.AI, STACK AI)
- Experience with internal pump truck operations and dispatch
- Established relationships with Metro Vancouver general contractors
Compensation and BenefitsBase Salary $130,000 – $150,000 per year, commensurate with experience.
The lower end of the range applies to candidates with 7–10 years of experience and strong concrete subtrade PM background. The upper end applies to candidates with 10+ years of experience, prior senior PM or PM lead roles, established Metro Vancouver GC relationships, and demonstrated growth into broader operations roles.
Performance Bonus
Up to 15% of base salary annually ($19,500 – $22,500), tied to:
- Average gross margin across managed projects (40% weight)
- On-time delivery percentage across managed projects (25% weight)
- GC client satisfaction scores from quarterly reviews (20% weight)
- Bid hit rate and quote throughput (15% weight)
Profit Sharing Additional $5,000 – $15,000 annually based on company achieving annual revenue and EBITDA targets. As the company grows from $4M to $14M, profit share scales with that growth.
Total Target Compensation
$155,000 – $185,000+ all-in for a fully performing senior hire.

Growth Path This role is explicitly designed as a runway to the General Manager of Commercial position by Q4 2027 or earlier, contingent on demonstrated performance. The GM Commercial role includes:
- Total compensation upside: $200,000 – $250,000+ all-in
- Equity participation or long-term incentive structure (to be defined)
- Full P&L; ownership of the Commercial division
- Hiring and team-building authority for the Commercial business unit
A NOTE ON THIS COMPENSATION PACKAGE This package positions Peak Concrete Design at the upper quartile of the Vancouver market for senior concrete subtrade PMs. We are doing this deliberately. We are a smaller company than the major GCs, but we are profitable, well-run, and growing — and we need to attract talent that can match that ambition.
The combination of base salary, performance bonus, profit share, and an explicit path to GM Commercial with equity-style upside is designed to be more compelling than what a similarly experienced PM would earn at a $50M+ GC, while offering more autonomy, more impact, and a much shorter path to senior leadership.
Pay: $130,000.00-$150,000.00 per year
