JOB DESCRIPTION | INTERMEDIATE ESTIMATORJob summaryThis position is responsible for the quantification, cost estimation, and bid preparation for construction projects. Reporting to the Manager, Pre-Construction and Estimating, Intermediate Estimators work closely with the Project Managers, as well as our Vice President in the preparation of estimates and project initiation and planning.Key responsibilitiesSpearhead competitive tenders and project budgetsComplete review of Issued for Tender Specifications and DrawingsParticipate in pre-bid/site assessment meetingsComplete budgeting for construction management and/or design-build pursuitsPerform all labour, material and equipment take-offs and associated pricingContact and communicate with all required subtrades for each tender to ensure understanding and completeness of scopeEnsure all the required information is complete and assembled prior to tender deadlineCoordinate preparation of full estimates, identifying inherent risks and opportunitiesPrepare bid packages for construction management projectsOversee the tendering and award of subcontractsAssemble complete accounting packages prior to job start-upAssist with the transition of projects to the project management teamPromote and monitor occupational health and safety culture within the organizationManage own career development and provide mentorship to other staffKey results areasEstimate quality, timeliness, and accuracyEngagement of subtrades and scope coverageProject profitabilityGeneral duties by functionEstimatingPrepare tender and proposal responses and associated deliverables (bonds, insurance, etc.)Prepare estimates for review prior to submission of quotations or bidsManage document distribution through estimate phase internally and externallyPrepare project turnover packages upon successful award of a projectSolicit operational support as required in preparation of estimatesNegotiated Works (outside of Hard-Bids)Prepare PBA (Preliminary Budget Assessment) complete with project statistics,



scope preparation and summary.Review schematic drawings analysis and provide key notesConduct site and neighbourhood analysisAttend site visits and meetings, as directedManage all Class D to Class A estimating activities during pre-construction.Work closely with the Manager and PM team to produce well prepared cost plans (estimates, scopes, VE, schedule, risk analysis, variance reports)Coordinate and participate in Constructability Review sessions with the Manager PM and Site Super and take minutesPrepare PIP (Pre-Construction In-Progress Reports) during Pre-ConstructionAt tendering stage, be responsible for tender packages, trade reconciliation sheets, work closely with the Manager and the PM to identify specific scopesPrepare bid packages for construction management projectsCoordinate and lead for trade scope clarification meetingsPrepare pre-tender and post-tender estimates with variance reportCoordinate and lead hand over meetings.Prepare procurement schedule, tendering, buy-outs, contract negotiations, set up costing system and control estimate for future historical dataFollow up with project through completionAssist Manager with labour cost report and productivities.Make periodical site visits and walk aroundsAssist Manager to identify difficult and unique design details, formwork systems (how it was estimated, how it was built) and construction equipmentCompetitive Works (Hard-Bids)Obtain tender docs, internal review, prepare for go/no-go meetings, estimate BinderParticipate in estimating planning meetings.Set up weekly estimate review meetings and complete HB checklist.Arrange meetings with key subcontractors,
