The company manages approximately 17 million sq ft of retail, office, industrial, multi-family and marine properties throughout the Lower Mainland. We are building our inventory for future Property Accountant vacancies, and are looking for individuals with experience and the passion for commercial real estate.Primary PurposeThe primary purpose of the Property Accountant is to manage the full-cycle accounting of assigned properties. With guidance from the Team Leads and Property Manager(s), the Property Accountant acts as the first point of contact for all internal accounting related inquiries for the assigned properties and assists the Property Management team by providing insights through reports. The Property Accountant manages the assigned properties' accounts to ensure an accurate representation of monthly and year-to-date transactions through financial statements and other reports.Specific ResponsibilitiesThe responsibilities of this position will include, but not be limited to, the following:AccountingPrepare month-end financial statements and management reports, including variance analysis and account reconciliations in an accurate and timely mannerPerform management fee billings, rent roll billings and tenant chargebacksPrepare tax filing and remittances (e.G., GST, PST,



and Non-Resident tax installments)Prepare cash-flow and monthly distributionsAssist in tracking of capital expenditures and follow-up with Property Managers on monthly variancesReview accounts receivable and assist Property Managers on tenant queriesPrepare year-end working papers and liaise with auditorsPrepare annual CAM and Tax recovery reconciliation and billingsAssist Property Managers in preparing annual property forecast and budgetDetermine budgeted operating expense and realty tax installmentUpdate tenant charges based on approved budgeted operating expense and realty tax installmentsReview and enter new leases or amendments into Yardi VoyagerUpdate property recovery matrix based on the review of leasesReview and revise A/P coding to ensure accuracyFile and organize accounting documents of assigned propertiesProcess and distribute paperwork to relevant partiesOther ResponsibilitiesAssist with special projects, including new property set up, sale of property, and other duties as assignedProvide vacation coverage for other Property Accountants as may be requiredOther duties and special projects as requiredQualificationsTo be successful in the Property Accountant position, an individual must be committed to developing, maintaining and demonstrating the following:Education and ExperienceDegree or diploma in a related field, with a preference for commerce or accounting-related majorMinimum two (2) years of property management accounting experienceCPA designation an assetExperience with forecasting, budgeting and recoveriesIntermediate computer skills, particularly in Microsoft Office applications (Microsoft Outlook, Excel and Word)Experience and working knowledge of Yardi Voyager, PayScan, and Vendor Cafe an assetCompetenciesPractical judgement and decisive mannerExcellent communication skills, both written and verbal in the English languageAbility to work efficiently under pressure and maintain a calm focusDetail oriented with exceptional analytical and problem-solving abilitiesPositive self-starter, self-motivated, hands-on mentality with the ability to work independently and in a team environmentA dedication to providing exceptional customer serviceExcellent organization and time management skills with the ability to complete work in a timely manner with accuracy and attention to detailAbility to cope with changes including changes in business and client needsAbility to work in a rapid-pace environmentAbility to multitask
