Today, CLT oversees approximately $1.25 billion in real estate assets and is supported by a team of more than 50 professionals committed to advancing affordable housing and resilient communities.About This OpportunityCommunity Land Trust is building a talent pool of qualified Building Managers for future opportunities within our growing portfolio. While an immediate vacancy may not be available, we regularly hire Building Managers to support housing co-operatives across the Lower Mainland.Qualified applicants may be invited to participate in an initial screening and assessment process and, if successful, will form part of our Talent Pool. This pool of pre-screened and verified candidates will be our first source of talent for future openings as they arise.This is an excellent opportunity for experienced property management professionals who enjoy working directly with residents, supporting volunteer Boards, coordinating building operations, and contributing to affordable housing communities.Purpose of the PositionThe Building Manager is responsible for the overall day-to-day management, operation, and administration of assigned housing co-operative. As the primary on-site representative of Community Land Trust (CLT), the Building Manager works independently to oversee property operations, support residents and Boards of Directors, coordinate maintenance and contractors, and ensure communities are safe, well maintained, financially sustainable, and operating in accordance with co-op governance requirements, policies, and applicable legislation.The Building Manager serves as a key liaison between residents, Boards of Directors, contractors, and CLT staff, exercising sound judgment,



problem-solving abilities, and professionalism to support the successful operation of each community.Key ResponsibilitiesThe full time Building Manager works on-site at housing cooperatives throughout the Lower Mainland and your responsibilities will include:Property OperationsOversee the day-to-day operation and administration of assigned housing co-operativeManage competing operational priorities and make appropriate decisions and recommendations to support the effective operation of the propertyConduct regular inspections of buildings, grounds, common areas, and facilities to identify maintenance needs, safety concerns, and operational riskMonitor, identify, and elevate health, safety, security, maintenance, and operational risks as appropriateEnsure compliance with CLT policies, co-op Rules and Bylaws, and applicable legislationSupport emergency response activities and coordinate resolution of urgent operational issues as requiredSupport the process for filling vacant units in accordance with co-op Rules, policies, and applicable requirementsMaintenance CoordinationReceive, assess, and coordinate maintenance requests and work ordersCoordinate annual unit inspections and resident turnover inspectionsObtain contractor quotations, coordinate contractor access, and oversee contractor performance and completion of workCoordinate preventative, routine, and urgent maintenance activitiesMonitor building conditions and recommend maintenance priorities and capital repair requirementsTrack maintenance expenditures and support long-term building maintenance planningResident and Administrative SupportRespond to member inquiries, concerns, complaints, and conflicts in a professional, respectful, and timely mannerAssist in resolving complex member concerns while balancing operational requirements, co-op policies, and community interestsPrepare correspondence, notices, reports,



and operational documentationMaintain housing charge registries and assist with housing charge administrationMaintain accurate and confidential member, property, and operational recordsFinancial AdministrationSupport the preparation of annual operating budgets and provide operational information required for financial planningProcess invoices and ensure supporting documentation is submitted accurately and on timeAssist with housing charge calculations, arrears tracking, and other financial administration activitiesFacilitate arrears management, payment processing, and collection activitiesAdminister petty cash and support month-end financial processesProvide information and documentation required by Accounting and other CLT departmentsMonitor operating expenses and identify potential budget variances or concernsBoard and Community RelationsServe as a key liaison between the housing co-operative Board of Directors, members, and Community Land TrustSupport and implement Board decisions while maintaining appropriate governance and management boundariesProvide accurate operational information, recommendations, and updates to Boards of DirectorsPrepare reports, meeting materials, and supporting documentation for Board meetings and Annual General Meetings.Attend and assist with Board meetings, Annual General Meetings, and occasional evening meetings as requiredBuild and maintain positive working relationships with volunteer Boards, members, contractors, and stakeholdersEffectively navigate challenging situations, differing perspectives, and conflict while supporting the best interests of the co-operative communityWhat We're Looking For2-3 years of experience managing multi-unit residential properties or housing communities, including operational oversight, contractor coordination, resident relations, and financial administration.Education in Business Administration, Real Estate Management, Property Management, or a related field, or an equivalent combination of education and experienceExperience managing multi-unit residential properties, housing communities, or strata propertiesStrong knowledge of building maintenance, project coordination, and contractor managementExcellent customer service, communication, and conflict resolution skillsStrong organizational, time management, and problem-solving abilities
