Position: FINANCIAL CONTROLLER

As Financial Controller for our real estate development group, you will be responsible for the full oversight of financial operations, including the preparation of financial statements, project budget tracking and financing, while ensuring sound corporate governance. You will work closely with the Director of Finance and the management team. Your contribution in financial analysis, budget management and corporate support will be essential to keeping the Cargo group running smoothly on the financial side.

Here is a summary of the position's responsibilities.

Accounting and monthly cycle

- Maintain the full accounting cycle for assigned entities: journal entries, bank reconciliations, accounts payable and receivable, payroll interface.
- Complete the month-end close on a fixed schedule, with supporting working papers.
- Process intercompany transactions and ensure they are reconciled.
- Prepare year-end files for the external accountants.
- Property accounting: rent roll, recoveries, taxes and insurance, property-level reporting across a 67-property portfolio.
- Cost accounting for the operating divisions: inventory,equipment costing, work in progress, divisional cost of sales.
- Day-to-day interface with the operating group's lenders.

Projects and costs

- Maintain project budgets and job costing; produce cost-to-complete reports.
- Track commitments, change orders and budget variances.

Financing and disbursements

- Prepare construction financing draw packages and supporting documentation for quantity surveyors and lenders.
- Manage progress billing, holdbacks and disbursements to suppliers.
- Provide the data required for covenant monitoring and lender reporting.
- Tracking of vendor financing agreements and the scheduled redemption obligations.

Treasury and controls

- Prepare operating cash flow forecasts for assigned entities.




- Document procedures and apply the group's internal controls.
- Supervise the bookkeeping resource and review their work.

Who we're looking for:

- CPA designation, or demonstrated equivalent experience.
- Five or more years in accounting, including significant experience in construction, real estate development or property management.
- Strong command of job costing, construction budgets and financing draws.
- Comfortable in a multi-entity environment and with intercompany transactions.
- Advanced Excel and experience with an accounting or project management ERP.
- Genuine autonomy: the ability to structure your work in a growing environment where processes aren't yet established.
- Bilingual, French and English.
