The successful candidate will play an important role in commissioning the property, establishing strong operating standards and creating an exceptional resident experience from day one.This position is ideal for a hands-on residential professional who understands building systems, takes pride in presentation and enjoys being the person residents and ownership can rely on.The RoleReporting directly to the ownership team, the Live-In Residential Superintendent will oversee the day-to-day operation, maintenance, cleanliness and safety of the property.You will become the on-site expert for the building: learning its systems, identifying concerns before they become larger problems, completing repairs within your capabilities and coordinating qualified contractors when specialized assistance is required.This is a highly visible role requiring technical confidence, sound judgment and a genuinely service-oriented approach.Key ResponsibilitiesComplete routine repairs and maintenance within suites and common areasPerform basic plumbing, electrical, painting, patching and general repairsConduct regular property inspections and identify maintenance, safety and presentation concernsMonitor building equipment and systems, including heat pumps, water and glycol systemsCoordinate and oversee contractors, vendors and specialized tradesRespond promptly and professionally to resident service requestsMaintain clean, safe and exceptionally presented common areasSupport building commissioning, deficiency resolution and initial occupancyPrepare vacant suites for new residents, including inspections,



repairs and touch-upsAssist with resident move-ins and move-outsMaintain accurate records of work orders, inspections, repairs and suppliesRespond calmly and appropriately to urgent building mattersSupport fire and life-safety inspections and proceduresComplete snow clearing and seasonal exterior work as requiredCommunicate building concerns, recommendations and updates directly to ownershipWhat You BringPrevious experience as a Residential Superintendent, Building Operator, Maintenance Technician or similar building-services professionalExperience working in a residential rental, condominium, retirement or hospitality environmentStrong hands-on maintenance and troubleshooting capabilitiesWorking knowledge of mechanical, plumbing, electrical and life-safety systemsThe judgment to recognize when a licensed contractor or specialist is requiredExcellent resident-service and communication skillsStrong attention to cleanliness, presentation and qualityThe ability to organize contractors, work orders and competing prioritiesConfidence working independently within a small, hands-on ownership environmentA reliable, professional and solutions-focused approachComfort using email, mobile applications and property-management systemsThe ability and willingness to live on-site in OshawaExperience opening, commissioning or stabilizing a newly constructed or converted residential property would be a significant asset.Compensation and BenefitsBase salary of approximately $55,000A fully provided two-bedroom, two-bathroom apartmentAnnual health and wellness spending allowanceThe opportunity to take ownership of a brand-new luxury rental propertyDirect access to a supportive and entrepreneurial ownership teamThis is more than a traditional superintendent position.
