Position Summary The Maintenance Lead is responsible for overseeing the day-to-day upkeep, repair, and safety of Trinity Manors building, grounds, and equipment. This role leads a small maintenance team, coordinates preventive maintenance, responds to resident service requests, and ensures the community remains a safe, comfortable, and welcoming place to live. Because residents are often elderly and may have mobility or health considerations, the Maintenance Lead must work with patience, courtesy, and attentiveness to resident needs.

Key Responsibilities

- Manage and prioritize maintenance work orders, ensuring prompt response and resolution of resident requests, service issues, and after-hours emergencies.

- Repair or replace fixtures, appliances, locks, doors, lighting, and other building components.

- Lead, supervise, schedule, train, and mentor maintenance team members and contractors to ensure productive operations and high service standards.

- Oversee and participate in preventive, corrective, and emergency maintenance activities for building systems, including HVAC, plumbing, electrical, mechanical, carpentry, painting, drywall, and general building infrastructure.

- Conduct regular inspections of resident suites, common areas, grounds, equipment, and building systems to identify safety hazards, maintenance deficiencies, and capital improvement opportunities.

- Ensure the effective operation, testing, and compliance of fire and life safety systems, including alarms, sprinklers, emergency lighting, security systems, and other regulatory requirements.

- Coordinate and oversee external contractors, vendors, and service providers for specialized repairs, maintenance projects, renovations, and regulatory inspections.

- Develop, implement, and maintain maintenance procedures, preventive maintenance programs, inspection schedules, service standards, training materials, and operational checklists.

- Manage and maintain maintenance inventories, tools, equipment, and supplies,



ensuring adequate stock levels and cost-effective procurement practices.

- Oversee and perform grounds maintenance and seasonal property upkeep, including snow and ice removal, landscaping, salting, and exterior repairs.

- Support resident move-ins, move-outs, suite turnovers, renovations, and community event setup requirements.

- Maintain accurate maintenance records, work orders, inspection reports, compliance documentation, equipment logs, and asset management records.

- Monitor operating expenses and ensure maintenance activities are completed within approved budgets while identifying opportunities for cost savings and operational efficiencies.

- Foster positive relationships with residents, families, staff, and stakeholders by addressing concerns professionally, responding to feedback, and ensuring a high standard of customer service.

- Participate in recruitment, onboarding, performance management, team meetings, inspections, audits, service reviews, special projects, and continuous improvement initiatives.

- Respond to after-hours emergencies

Qualifications & Experience

- High school diploma or equivalent required; post-secondary education in Facilities Management, Building Operations, Property Management, or a related field is considered an asset.

- Minimum 3 years of progressive maintenance and building operations experience, including HVAC, plumbing, electrical, mechanical systems, and general building repairs.

- Minimum 1 years of supervisory or leadership experience managing maintenance staff, contractors, or service teams.

- Trade certification or technical training in HVAC, electrical,



plumbing, millwright, building maintenance, or a related discipline is an asset

- Valid driver's license with a satisfactory driving record.

- Demonstrated knowledge of building systems, preventive maintenance programs, asset management, and facility operations.

- Strong understanding of Occupational Health & Safety legislation, fire and life safety systems, infection prevention and control practices, and applicable building codes and regulations.

- Experience managing vendor relationships, service contracts, and third-party contractors.

- Proven ability to prioritize multiple demands, manage work orders, coordinate projects, and meet operational deadlines in a fast-paced environment.

- Experience developing and maintaining maintenance procedures, schedules, inspection programs, and compliance documentation.

- Ability to manage maintenance budgets, control expenses, and identify cost-saving opportunities.

- Excellent troubleshooting, problem-solving, and decision-making skills with the ability to resolve technical and operational issues independently.

- Strong customer service orientation with the ability to build positive relationships and communicate professionally with residents, families, employees, contractors, and leadership.

- Excellent organizational, planning, and follow-through skills with a high attention to detail.

- Proficiency with computerized maintenance management systems (CMMS), Microsoft Office applications, and basic reporting tools.

- Previous experience in senior living, healthcare, hospitality, multi-family residential, retirement communities, or commercial facilities is preferred.

- Ability to lift up to 50 lbs and perform physical tasks including climbing ladders, bending, kneeling, and working in various indoor and outdoor environments.

- Satisfactory Criminal Record Check and Vulnerable Sector Check are required.
