Job Summary

We are seeking an experienced Project Manager to lead renovation and retrofit projects for existing commercial properties.

Duties
Manage renovation and retrofit projects for existing commercial buildings from planning through construction and close-out
Coordinate with architects, engineers, consultants, and contractors to develop and implement design solutions within existing building conditions
Conduct site assessments and work with consultants to identify constraints, risks, and upgrade requirements (e.g., structural, MEP, code compliance)
Develop and maintain detailed project schedules, ensuring minimal disruption to tenants and ongoing operations
Oversee tendering, contractor selection, and contract administration
Monitor project budgets, change orders, and cost controls
Ensure compliance with Ontario Building Code, safety regulations, and municipal requirements
Coordinate permits, inspections, and approvals with relevant authorities
Lead regular site meetings and provide progress reports to stakeholders and senior management
Manage project close-out, including deficiencies, documentation, and handover

Requirements




Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related field
Minimum 3–5 years of experience in the development, construction, or renovation of high-rise residential buildings, office buildings, or hotels
Solid understanding of working within existing buildings, including phasing, occupied spaces, and building systems upgrades
Familiarity with Ontario Building Code, permit processes, and local construction practices
Experience in tendering, contract management, and consultant coordination
Excellent communication, organization, and problem-solving skills
Ability to manage multiple stakeholders and work independently in a fast-paced setting
Proficiency in MS Project, AutoCAD, and Microsoft Office Suite
PMP or related certification is an asset

Job Types: Full time, Permanent Pay: From $100,000.00 per year
