This role leads the on-site team, oversees daily property operations, ensures a high-quality resident experience, and drives property performance in alignment with company objectives and budgets. The Property Manager plays a key role in building an engaged, high-performing team and ensuring consistent execution of company standards, policies, and procedures. The anticipated start date for this role is November 1st.This position is based in St. Catharines, Ontario.Key ResponsibilitiesProvide overall financial oversight, including regular forecasting, variance analysis, and budget reforecastingSupport preparation and management of annual operating budgets and cost-control initiativesEnsure timely rent collection, proactively manage arrears and delinquency, and oversee accurate invoicing and authorization of purchase orders and work ordersDirect all property maintenance activities, including preventative maintenance, HVAC, landscaping, and cleaningEnsure 24-hour emergency coverage and effective vendor and contractor coordinationConduct regular property inspections to ensure lease compliance, safety, and property standardsManage resident move-ins and move-outs, utilities,



and accuracy of resident files and recordsOversee resident improvement and capital projects to ensure timelines, quality, and cost efficiencyLead, supervise, and support on-site staff and contractors, including performance management and team meetingsSupport recruitment, onboarding, training, and ongoing development of the property teamServe as the primary point of contact for residents, fostering positive relationships and resolving concerns professionallySupport leasing and marketing efforts to achieve occupancy targets through market awareness and pricing oversightEnsure compliance with health, safety, and risk management requirements, including site inspections and regulatory issuesMaintain accurate systems and documentation, including Yardi records, reports, notices, and internal communicationsQualifications and Experience5+ years' experience in residential property management, overseeing a portfolio of 100+ unitsPost secondary degree in business or a related fieldProven ability to drive key KPIs: occupancy, arrears, renewals, expense control, and NOIStrong leadership skills with experience managing site teams and cultivating teamwork and accountabilityStrong financial acumen, with experience in budgeting, rent rolls, variance analysis, forecasting,
