Role Description The Strata Property Manager is a full-time, on-site role based in Colwood, BC, responsible for overseeing the day-to-day operations of strata properties within the South Island portfolio. This role includes coordinating maintenance and repairs, liaising with strata councils and owners, and ensuring common areas and building systems are properly maintained.
The Strata Property
Manager will prepare and present budgets and financial reports, monitor expenditures, and support accurate, transparent accounting practices. Daily tasks also involve managing vendor relationships,
handling owner inquiries and concerns, organizing and attending strata meetings, and ensuring compliance with relevant strata legislation and bylaws. The successful candidate will contribute to a high level of customer service, timely issue resolution, and efficient property management processes.
Qualifications
- Solid property management skills, including coordinating maintenance, managing vendors, and overseeing day-to-day strata operations.
- Financial and administrative skills, such as budgeting, reviewing financial statements, and maintaining accurate documentation and records.
- Communication and relationship-building skills, including clear written and verbal communication, conflict resolution, and professional client service.
- Organizational and time management skills, with the ability to handle multiple properties, prioritize tasks, and meet deadlines.
- Knowledge of strata property legislation, bylaws, and regulatory requirements in British Columbia, or a willingness to learn quickly.
- Comfort using property management software, remote desktop tools, and standard office applications (e.g., email, spreadsheets, document processing).
- Previous experience in strata or residential property management, real estate, or a related field is an asset.
- Relevant certification in property management or real estate (or progress toward such credentials) is considered beneficial.
