ATR Maintenance Services Inc. is a growing maintenance and cleaning company serving condominium and multi-residential properties throughout Kitchener-Waterloo, Cambridge and Guelph. We are looking for an experienced, reliable and hands-on Cleaning & Facilities Supervisor to join our team.

This is a varied position that combines cleaning supervision, staff coordination, customer service and basic property/facilities support. The successful candidate will be comfortable working independently, interacting with residents and property managers, supporting cleaning staff, and stepping in wherever needed to ensure our properties are maintained to a high standard.

What You'll Be Responsible For

- Supervise, support and train cleaning staff
- Perform inspections and ensure cleaning standards are consistently maintained
- Train employees on proper cleaning techniques, procedures and equipment
- Develop and communicate cleaning instructions and procedures
- Assist with creating staff schedules, cleaning schedules and checklists
- Respond to cleaning-related concerns and resident/customer requests
- Communicate professionally with property managers, residents, contractors and trades
- Assist with coordinating maintenance and cleaning-related issues
- Respond to emails and phone calls and follow up on requests
- Navigate and use tenant/resident portals and other computer-based systems
- Provide front-desk coverage when required
- Operate a company vehicle to travel between properties and pick up or deliver supplies
- Assist with supplies, equipment and inventory as required
- Identify deficiencies and ensure they are reported and addressed
- Perform hands-on cleaning when required and demonstrate proper cleaning techniques to staff
- Support the management team with various property and operational requirements

Essential Qualifications

Cleaning Experience

- Previous professional/commercial cleaning experience
- Strong knowledge of cleaning techniques, products, equipment and procedures
- Experience training or supervising cleaners




- Ability to recognize quality standards and identify deficiencies

Customer Service & Communication
- Previous customer service experience
- Professional and courteous communication skills
- Comfortable dealing with residents, property managers, contractors and members of the public
- Robust written communication skills and ability to respond professionally to emails

Administrative & Computer Skills
- Comfortable answering phones and handling general inquiries
- Able to navigate tenant/resident portals and computer-based systems
- Organized and capable of managing multiple tasks and priorities
- Able to work independently with minimal supervision

Other
- Valid Ontario driver's licence and a clean driving record
- Comfortable driving a company vehicle
- Learning and retaining layouts & floor plans of a large number of properties
- Experience inspecting and assessing issues on fire panels
- Physically capable of performing hands-on cleaning duties when required

Assets / Additional Qualifications

Nice To Have

- Pool Operator certification
- Previous experience working in the condominium industry
- Experience dealing with trades, contractors and maintenance issues
- Experience creating cleaning instructions, procedures or training materials
- Experience creating staff schedules, cleaning schedules or inspection checklists
- Experience using property management or resident/tenant management software
- Experience programming intercoms, programming fobs with various systems, navigating surveillance camera systems to investigate footage
- Experience supervising employees in a multi-site environment




- Basic knowledge of building maintenance and common property issues
- Experience troubleshooting garbage compactors, staging compactor bins for pick up
- Physically able to lift softener salt bags (44lbs) to fill softener tanks

The Ideal Candidate We're looking for someone who is hands-on, organized, resourceful and comfortable wearing several hats.

You don't necessarily need experience in every aspect of the position. We're more interested in finding someone with a strong foundation in professional cleaning and staff supervision, who also has the communication, customer-service and organizational skills to grow into the broader responsibilities of the role.

Schedule: Full-time, Monday to Friday.

On call every other weekend:

- Support weekend front desk and weekend cleaning staff over the phone with issues that arise.
- Coordinate shift coverage when employees call in sick
- Fill in on site for shifts when employees call in sick and no other employees are available to fill in

Location: Kitchener-Waterloo, Cambridge & Guelph Pay: $54,000.00-$60,000.00 per year
