This is a working manager's job — think building manager with real maintenance skills. Most of your week is hands-on repairs and upkeep; with as needed on site leasing & tenant relations duties for the commercial properties and residential properties.

Details:

- Pay: $50,000.00-$62,000.00 per year ($24/hr to 30/hr equivalent)

What you'll do: Maintenance (most of your time):

- Plumbing, drywall and paint, flooring, and other miscellaneous renovation work
- Maintaining common areas, sweeping, and general facility sanitation.
- Routine monitoring of the property’s overall condition and equipment.
- Turn over units between tenants so they're rent-ready rapid
- Snow and ice on walks and entrances in winter; grounds and parking lots in summer
- Mowing, weeding, trash cleanup, and general exterior upkeep during the warmer months.
- Shoveling walkways and applying ice melt during winter months.
- Bring in and supervise trades for the big jobs (roofing, major mechanical, licensed electrical) and check the work
- Keep maintenance logs, and inspections up to date

Leasing and Tenants (we will train):




- Show suites, respond to inquiries the same day and follow up so vacancies don't sit
- Complete move-in and move-out inspections and handle security deposits properly
- Be the face of the buildings

· Commercial unit showings to prospective tenants, · Unit inspections

· Aid in Tenant dealings and enforcement on site

· Water meter readings, and

· Other administrative duties as necessary

What we're looking for

- Proven experience in general property maintenance and handy work.
- Moderate experience with plumbing, drywall, and painting
- Reliable, Trustworthy, and ability to work independently and manage time effectively.
- Reliable transportation in Edmonton area
- Able to lift 50 lb, work from ladders and work outdoors in an Edmonton winter
- Organized enough to keep a Todo list, a tenant list and a trades schedule all straight

Nice to have (not required): · 3+ years of hands-on building maintenance; commercial buildings

· Minor electrical ability

· Any trade ticket,

· General Computer Skills

· Willingness to travel for out of town work

Pay: $24.00-$30.00 per hour
