Position Overview The Project Manager is responsible for the successful planning, coordination, execution, and delivery of construction projects from pre-construction through close-out. This role ensures projects are completed on schedule, within budget, and in accordance with ALR Builds’ quality standards.

The Project Manager serves as the primary point of coordination between clients, consultants, subcontractors, suppliers, and site teams, with overall responsibility for project cost, schedule, quality, documentation, and communication.

Responsibilities

- Review architectural, structural, mechanical, and electrical drawings for completeness, constructability, coordination, and potential project risks.
- Develop and maintain project schedules, budgets, cost forecasts, and resource requirements using Buildertrend.
- Plan and oversee day-to-day project execution to ensure work progresses in accordance with the project schedule, drawings, specifications, and contractual requirements.
- Review and approve project-related change orders, material purchases, and subcontractor requirements within established project budgets and approval processes.
- Conduct regular site reviews with the Site Foreman to monitor progress, identify potential issues,



and ensure work is being completed in accordance with drawings and specifications.
- Proactively identify and resolve field conflicts, design discrepancies, scope gaps, scheduling challenges, and other project risks.
- Act as the primary point of contact for clients, consultants, subcontractors, suppliers, inspectors, and other project stakeholders.
- Lead regular project and site meetings, ensuring decisions, action items, and responsibilities are clearly documented and communicated.
- Manage RFIs, submittals, shop drawings, change documentation, and other project records to ensure timely review and resolution.
- Coordinate with the CFO on progress billings, cost reporting, and overall project financial performance.
- Maintain strong relationships with clients and project stakeholders through qualified, timely, and transparent communication.
- Monitor workmanship and ensure ALR Builds’ quality standards are consistently maintained throughout construction.
- Work with site leadership to ensure company safety policies, procedures, and project-specific requirements are actively implemented and maintained.
- Manage project close-out, including deficiencies, inspections, turnover documentation, warranties,



and final completion requirements.
- Participate in project debriefs and lessons-learned reviews to identify opportunities to improve estimating, planning, execution, and overall project delivery.

Qualifications

- 5+ years of progressive experience in construction project management.
- Strong understanding of construction methods, sequencing, scheduling, drawings, specifications, and applicable building codes.
- Proficiency with Buildertrend or similar construction management software would be considered an asset.
- Excellent written and verbal communication skills with the ability to effectively manage clients, consultants, subcontractors, and internal teams.
- Strong negotiation, decision-making, and conflict-resolution abilities.
- PMP, Gold Seal Certification, CET designation, Engineering background, or similar construction-related education or certification would be considered an asset.
