Senior Architect – Licensed Architect

United Gulf Developments is a Halifax-based real estate development and construction company with more than 30 years of experience delivering residential, commercial, and mixed-use projects throughout Nova Scotia.

Our portfolio ranges from master-planned residential communities and multifamily housing to commercial developments and significant urban mixed-use projects. With multiple projects currently in planning, approvals, design, and active construction, we are seeking an experienced Licensed Architect to join our team in Halifax.

This is a senior, hands-on role for an architect with strong technical ability and practical Canadian construction experience. We are looking for someone who understands how buildings are actually designed, approved, detailed, coordinated, and constructed in Nova Scotia.

The Opportunity The successful candidate will work directly with United Gulf's development and construction teams and take a leading architectural role across multiple active and upcoming projects.

You will be involved from early concept and feasibility through design development, municipal approvals, construction documentation, consultant coordination, permitting, and construction administration.

This is not a narrowly defined production role. We are looking for an experienced architect capable of taking ownership of projects, solving problems, coordinating disciplines, and moving designs efficiently from concept to construction.

Key Responsibilities

- Lead and coordinate architectural design for multifamily residential, mixed-use, commercial, and community-scale development projects.
- Develop and review conceptual plans, schematic designs, design-development packages, permit drawings, and construction documents.
- Prepare, review, and seal architectural documents where required in accordance with applicable qualified and regulatory requirements.
- Ensure designs comply with the National Building Code of Canada, Nova Scotia Building Code requirements, municipal land-use requirements, accessibility standards, fire and life-safety requirements, and other applicable codes and regulations.
- Work directly with municipal planning and building officials through development, permitting, and approval processes.
- Coordinate architectural work with structural, civil, mechanical, electrical, geotechnical, landscape, planning, fire engineers and other project consultants.
- Review consultant drawings to identify conflicts, constructability issues, and coordination requirements before they reach the field.
- Work closely with United Gulf's construction team to ensure designs are practical, buildable, cost-conscious, and consistent with project objectives.
- Review shop drawings, submittals, RFIs, substitutions, and proposed design changes during construction.




- Conduct site reviews and assist in resolving architectural and interdisciplinary issues during construction.
- Evaluate building-envelope assemblies, materials, systems, and detailing appropriate to Nova Scotia's climate and construction environment.
- Assist with project feasibility, building layouts, unit planning, site utilization, and early-stage development decisions.
- Maintain architectural standards and help improve drawing, design, documentation, and coordination processes across the company.
- Manage multiple active projects and priorities while maintaining accuracy and meeting project schedules.

Required Qualifications

- Professional degree in Architecture from an accredited or recognized architectural program.
- Licensed Architect eligible to practise architecture in Nova Scotia and provide an architectural seal.
- Candidates currently licensed with another Canadian architectural licensing authority will be considered where they are eligible to obtain Nova Scotia registration promptly.
- Demonstrated qualified experience with Canadian residential, multifamily, commercial, or mixed-use construction.
- Strong working knowledge of Canadian and Nova Scotia building-code requirements and municipal development and permitting processes.
- Strong understanding of Canadian construction practices, building-envelope design, materials, assemblies, detailing, and consultant coordination.
- Demonstrated experience preparing and reviewing complete construction-document packages.
- Proficiency with Revit and AutoCAD are essential
- Ability to sketch freehand is an asset
- Strong written and verbal communication skills.
- Ability to manage projects independently, make sound technical decisions, and work effectively with consultants, contractors, municipal authorities, and internal project teams.

The ideal candidate understands the realities of building in Atlantic Canada climate, envelopes, materials, trades, codes, approvals, schedules, budgets, and constructability and can translate good design into clear, coordinated documents that can actually be built.

Experience working directly with a developer, general contractor, construction manager, or design-build organization is highly valued.

Experience with larger multifamily residential buildings, mixed-use developments, underground parking, concrete and steel construction, townhome communities,



or master-planned developments would be particularly relevant.
