Your New Employer

Our client is seeking an experienced Senior Property Manager to lead operations for a purpose-built rental community of approximately 1,154 units spanning Mississauga, North York, and Scarborough, on a one-year contract reporting to the Senior District Manager. This is a highly resident-facing leadership role: beyond day-to-day operational excellence, you will help foster the strong sense of community that has made this portfolio one of the most respected rental communities, through resident engagement, monthly events, and an approachable, visible management style. As our client continues to grow its residential portfolio, this role also offers excellent long-term career opportunities within the organization.

Your Role

You will lead the day-to-day operations of this 1,154-suite purpose-built rental community, overseeing and mentoring the on-site leasing, administration, concierge, and maintenance teams. You will recruit, coach, and manage the performance of on-site team members, and provide leadership during after-hours emergencies, coordinating the appropriate response when issues arise outside of business hours.

On the leasing side, you will drive performance through pricing strategy, competitive market analysis, and resident retention initiatives,



overseeing lease renewals and implementing proactive strategies to keep residents in place. You will participate in weekly marketing meetings to help shape leasing and promotional strategy, and build strong relationships with residents by maintaining a highly visible presence throughout the property.

You will also oversee maintenance operations, including preventative maintenance programs, vendor performance, and service contracts, and coordinate suite turnovers, renovation scheduling, and unit readiness, while managing warranty work, building deficiencies, and capital repair projects as they arise.

On the financial and administrative side, you will monitor operating expenses, approve invoices, and oversee purchasing through Yardi Procure-to-Pay, and you will review operational and leasing performance through regular meetings with senior leadership. You will plan and support resident engagement initiatives and community events throughout the year, and ensure compliance with company policies, health and safety standards, and applicable residential legislation.

What Sets You Apart

You bring at least five years of related residential property management experience, ideally supported by a CPM designation, along with a working knowledge of the Residential Tenancies Act and LTB filing processes.

Experience with Yardi is an asset, and you are comfortable working in MS Office applications.



You hold a valid driver’s licence and have access to a reliable vehicle, since the role requires weekly visits to four sites across the GTA.

You are a strong communicator, both verbally and in writing, with the leadership skills to recruit, coach, and develop an on-site team, and the conflict resolution skills to handle difficult situations professionally while maintaining good working relationships with all stakeholders. You bring strong financial and marketing acumen to the role, and you are results-oriented, with the drive to deliver on both operational and leasing targets.
