About the Role

The Business Analyst, QA & System Behavior role serves as the authoritative source of truth for how the MLS data aggregation pipeline and its downstream derivative products are expected to behave. This role bridges the gap between business requirements, data engineering, and quality assurance — translating complex MLS data standards and business rules into precise, testable specifications that engineering teams build against and stakeholders rely on.

The ideal candidate combines deep MLS domain expertise with a quality-first analytical mindset and demonstrated experience defining system behavior at the data contract level.

This role operates within an AI-assisted, agent-based SDLC — where LLMs, copilots, and autonomous agents participate in requirements generation, test case authoring, specification review, and pipeline validation. We strongly prefer candidates who already integrate AI tooling into their daily workflow and who are comfortable directing, evaluating, and quality-controlling AI-generated artifacts alongside their own work.

What You’ll Do

System Behavior Definition & Documentation

● Own and maintain the canonical system behavior specification for all pipeline stages: ingestion, normalization, transformation, enrichment, and distribution.

● Author and version-control business rules, use cases, limitations and exception-handling behaviors across all MLS data products.

● Define and document expected outputs for all real estate-derivative data products (valuations, market trend aggregates, listing scores, availability indices, etc.).

● Maintain a living data dictionary covering all entities, fields, enumerations, and relationships across the platform ecosystem.

● Maintain a change log and impact registry for all pipeline modifications.

Quality Assurance Ownership

● Design and maintain a comprehensive test taxonomy: unit-level data validations, integration tests across pipeline boundaries, regression suites, and UAT plans.

● Write precise, executable acceptance criteria for every feature, data rule change, and feed type.

● Triage, prioritize, and track defects in collaboration with engineering; own the defect lifecycle from discovery to verified closure.

Stakeholder Communication & Requirements Management

● Serve as the primary liaison between data engineering, product management, data analyst, and product stakeholders on all questions of expected system and data behavior.

● Translate ambiguous business needs into structured, unambiguous functional and non-functional requirements.

● Facilitate requirements workshops, data walkthroughs, and behavioral review sessions with cross-functional teams.

● Communicate pipeline behavior changes, rule updates, and known data anomalies to internal and external consumers in clear,



non-technical language as needed.

What You Bring

Credentials & Education

● Bachelor’s degree in Information Systems, Computer Science, Data Science, Business Administration, or a closely related discipline.

● One or more of the following certifications preferred:

o Certified Business Analysis Professional (CBAP) or PMI-PBA

o ISTQB Certified Tester (Foundation or Advanced)

o IIBA Entry Certificate in Business Analysis (ECBA) acceptable for candidates with strong domain experience

● Equivalent experience (6+ years in a BA or data QA role within real estate or proptech) may substitute for formal certification.

Experience

● 5–8+ years total in business analysis, data quality, or a combined BA/QA role

● 3+ years writing test cases, acceptance criteria, and managing defect lifecycles in an Agile environment

● Demonstrated experience documenting ETL or ELT pipeline behavior, including transformation rules and error-handling logic.

● Experience defining and documenting complex data transformation business rules end-to-end.

● Proven ability to produce documentation artifacts (BRDs, functional specs, data dictionaries, test plans) that serve as authoritative references across teams.

Data Quality & Pipeline Concepts

● Understanding of data quality dimensions: completeness, accuracy, consistency, timeliness, uniqueness, and validity.

● Understanding of ETL/ELT pipeline architecture: ingestion layers, staging, normalization, enrichment, and serving layers.

● Familiarity with data lineage, data contracts, and schema evolution concepts.

● Knowledge of deduplication strategies, record linkage, and entity resolution in multi-source data environments.

Technical Skills

● Data formats — working fluency with JSON and XML; ability to read and interpret raw feed payloads and schema definitions.

● Test & requirements management — proficiency with Jira, Confluence, and TestRail or equivalent test case management tools.

AI-Assisted Workflows

● Active, demonstrable use of AI tools (Claude, ChatGPT, Copilot, Cursor, or comparable) as part of day-to-day BA or QA work — not occasional experimentation.

● Experience using LLMs to accelerate specification writing, acceptance criteria generation, test case authoring, or data rule documentation — with a practiced ability to critically evaluate, correct, and own the output.

Additional Technical Differentiators

● 2+ years working directly with MLS data, real estate data platforms, or proptech data pipelines

● Version control fundamentals (Git) — comfortable managing documentation in a repository and participating in pull-request-based review workflows.

● Proficiency writing SQL queries to independently validate pipeline outputs against source data.





● Experience with cloud data warehouse environments (Snowflake, BigQuery, Redshift) as a data consumer.

● Familiarity with event-driven or streaming pipeline concepts (Kafka, Kinesis) in the context of near-real-time listing feed ingestion.

● Comfort working within an agent-based SDLC where autonomous agents participate alongside human contributors; able to define the behavioral guardrails and acceptance criteria those agents must satisfy.

● Familiarity with prompt engineering as a qualified skill — constructing precise, context-rich prompts to elicit accurate, structured outputs from LLMs for specification or validation tasks.

● Understanding of AI output risks (hallucination, context drift, inconsistent reasoning) and the quality-control practices required to maintain specification integrity in an AI-assisted workflow.

MLS & Real Estate Domain Knowledge

● Deep understanding of MLS data taxonomy: listings (residential, commercial, lease, land), agents, offices, open houses, media, transactions, history, and tax records.

● Familiarity with RESO Data Dictionary standards, field naming conventions, enumerations, and lookups.

● Knowledge of RETS protocol and RESO Web API (OData) — how feeds are authenticated, queried, and paginated.

● Understanding of IDX/VOW rules, listing syndication constraints, and MLS board policy implications on data usage.

● Awareness of listing status lifecycle (Active, Pending, Under Contract, Closed, Withdrawn, Expired) and the business rules governing transitions.

● Understanding of how raw MLS data underpins derivative products such as AVM inputs, market trend reports, absorption rate calculations, DOM analytics, and price reduction signals.
