Think Outside the Box A company that embraces CHANGE while enhancing EVERYONES journey About SmartStop Self Storage SmartStop Self Storage NYSE SMA is one of the largest self storage operators in North America and a publicly traded real estate investment trust Headquartered in Ladera Ranch California SmartStop owns or manages more than 460 self storage properties across 35 US states Washington DC and Canada comprising over 270000 units and more than 35 million rentable square feet Our fully integrated team of more than 1000 self storage professionals is dedicated to delivering an exceptional customer experience and driving long term value for our customers investors and communities SmartStops commitment to service excellence and workplace culture has been recognized with multiple industry honors including being named to Newsweeks Best Customer Service Award 2021 2023 and 2024 earning the Reputation 800 Award 2022 2023 and being recognized as a Top Workplace in Orange County 2022 2024 and 2026 an award based entirely on employee feedback regarding our culture leadership and values Location Remote Canada Regular Travel to Project Sites Required Salary Range 125000 135000 CAD based on experience Construction Manager Job Summary Reporting to the EVP of Canada the Construction Manager will manage all aspects of the project lifecycle for various construction initiatives for SmartStop Storage Advisors LLC within the Canadian portfolio This is a remote position based in Canada requiring regular travel to construction and project sites throughout the Canadian portfolio Essential Job Functions and Responsibilities Assists in negotiating and issuing prime contracts subcontracts and purchase ordersPerforms all projects contract administration in accordance with Company policies and proceduresMonitors project costs through change order and contract adjustment proceduresAssists in developing recovery strategy when project schedule or budget are in jeopardyReviews and updates schedule cost forecasts and cash flow requirements with the Construction Team biweekly and with the CIO monthly or when otherwise scheduledAssists in preparing and processing general contractor progress draws subcontractor applications for payment and consultants and suppliers invoices in a timely mannerCollaborates with the accounting department to ensure proper accounting coding payments of progress draws and recoverable costsCoordinates all aspects of the project from drawing coordination scheduling and costs to the satisfaction of managementEstablishes an effective working relationship with construction vendors including but not limited to each General Contractors construction manager architects and engineersResolves project disputes in a timely mannerCompletes project closeout documentation for archiving or transfer to OperationsFollows up on deficiencies in a timely mannerDirects activities of construction administrative assistantCoordinates with building officials and regulatory agencies as necessaryGeneral and administrative duties as requiredPerforms other duties as assignedTravels regularly to construction and project sites across the Canadian portfolio to oversee progress quality and compliance while performing core administrative duties remotelyQualifications Needed Bachelors degree in Engineering or Construction Management requiredA minimum five years direct experience requiredExperience working for companies with multi site locations a MUST; Self Storage experience a plusExcellent verbal and written communication skillsExcellent organizational skills and attention to detailExcellent time management skills with a proven ability to meet deadlinesProficient in Microsoft Office Suite or related softwareThorough understanding of construction and technology methodsAbility to effectively multi task while analyzing and solving problemsThorough understanding of construction and technology methods and the application of building codesAbility to work effectively in a remotehome office workplace while managing frequent travel to project sites across Canada; valid drivers license and passport required Benefits Competitive salaryHealth insurance including medical dental and visionLife and Disability InsurancesAmple paid time offGenerous holiday scheduleEmployee assistance programPaid employee referral programWorking with Outstanding co workers Diversity SmartStop Self Storage is committed to diversity equity and inclusion We believe in fostering an environment of inclusion and seek contributors from all backgrounds to join our dynamic team Lead Together
