Donnelly Developments Inc. is a growing Alberta-based specialty contracting company focused on rubber paving, poured-in-place rubber surfacing and floor coatings.

We complete residential, commercial, playground, recreational and other specialty surfacing projects throughout Edmonton, Northern and Central Alberta, and surrounding markets.

We are looking for an experienced General Manager to take responsibility for the day-to-day operation and continued growth of our rubber paving and floor coating division.

This is a hands-on leadership position for someone who understands construction, can manage people and production, and knows how to build a profitable operation.

The Opportunity The owner is currently involved heavily in the day-to-day operation of the business. We are looking for someone who can take over the operational side of the rubber paving and coatings division and help build the systems, team and production capacity needed for significant growth.

The successful candidate will be responsible for making sure jobs are:

Sold → Scheduled → Supplied → Installed → Completed → Paid

You will work closely with ownership on growth and strategy, while taking primary responsibility for the daily operation of the division.

Key Responsibilities

Operations

- Manage the day-to-day rubber paving and floor coating operations.
- Schedule crews, projects, equipment and materials.
- Coordinate multiple projects simultaneously.
- Ensure jobs are completed on time and within budget.
- Resolve field and customer issues quickly.
- Improve production efficiency and reduce downtime.
- Develop and implement operating procedures.

Crew Management

- Hire, train and manage installation crews.
- Establish production expectations and hold crews accountable.
- Monitor labour productivity and job performance.
- Ensure crews have the proper materials, equipment and information before arriving on site.
- Develop foremen and future supervisors.
- Maintain a professional, safety-focused work environment.

Job Profitability

- Review estimates before jobs are scheduled.
- Track labour, material and production costs.
- Monitor job profitability throughout the project.
- Identify jobs that are going off budget and take corrective action.
- Reduce material waste and unnecessary labour costs.
- Help establish accurate production rates and job costing standards.

Rubber Paving Operations

- Oversee residential, commercial and recreational rubber paving projects.
- Understand rubber, binder, colour ratios, mixing and installation processes.
- Monitor preparation, mixing,



installation and finishing quality.
- Ensure proper thickness and installation standards are maintained.
- Manage material inventory and purchasing.
- Work with suppliers to maintain reliable material availability.

Floor Coatings

- Oversee epoxy and polyurethane floor coating projects.
- Understand surface preparation, moisture concerns, coating systems and application procedures.
- Ensure crews follow proper preparation and installation procedures.
- Monitor quality and address deficiencies quickly.

Customer & Project Management

- Maintain strong relationships with customers and contractors.
- Ensure customers receive regular communication.
- Oversee project scheduling and completion.
- Handle escalated customer concerns.
- Ensure deficiencies and warranty issues are addressed promptly.
- Help maintain Donnelly Developments' reputation for quality workmanship and reliability.

Sales & Growth

- Work with ownership to increase sales and production capacity.
- Help develop relationships with contractors, playground companies, municipalities and commercial customers.
- Identify opportunities for larger projects and repeat business.
- Help develop new markets for rubber paving and coatings.
- Support estimating and sales when required.

Safety & Quality

- Maintain company safety standards and COR requirements.
- Ensure crews complete required documentation.
- Maintain quality-control procedures.
- Ensure projects are completed according to company standards.
- Promote a strong culture of safety, quality and accountability.

What We're Looking For We are looking for a leader and operator, not simply an office manager.

The ideal candidate will have:

- 5+ years of construction, specialty contracting, flooring, concrete, coatings, landscaping or similar industry experience.
- Previous experience managing crews and field operations.
- Solid organizational and scheduling skills.
- Understanding of job costing and construction profitability.
- Experience hiring, training and managing employees.
- Strong communication and customer-service skills.
- Ability to make decisions and solve problems independently.
- Strong computer and administrative skills.




- Valid driver's licence.

Experience With Any of the Following Is an Asset
- Rubber paving
- Poured-in-place rubber surfacing
- Playground surfacing
- Epoxy flooring
- Polyurethane coatings
- Concrete preparation
- Grinding
- Shot blasting
- Construction estimating
- Jobber or similar construction/service software
- COR and construction safety programs

Direct rubber paving or floor coating experience is strongly preferred, but we will consider a strong construction operations manager who has the right leadership and business skills. The Person We're Looking For

This position requires someone who is comfortable being in the field and in the office.

You should be the type of person who can:

- Walk onto a jobsite and understand what's happening.
- Talk to a crew and solve a production problem.
- Review a job and understand whether we're making money.
- Deal with an unhappy customer professionally.
- Make a schedule and keep people accountable.
- Order materials before we're running out.
- Identify problems before the owner has to hear about them.
- Build systems instead of constantly putting out fires.

Most importantly, you need to take ownership. We don't need someone who brings every problem to the owner. We need someone who identifies the problem, develops a solution and gets it handled.

Compensation

$100,000–$140,000 annual salary, depending on experience and qualifications.

Additional performance-based bonus tied to company revenue, profitability, production and operational performance.
