Design Coordinator

About the Role

Kingdom is seeking a motivated and detail-oriented Design Coordinator to support the design, planning, construction, and closeout of capital projects across our residential, commercial, and office portfolio.

The Design Coordinator will work closely with internal teams, architects, engineers, consultants, contractors, and suppliers to coordinate projects from initial planning and design development through construction documentation, site implementation, and turnover.

This role requires a strong architectural and technical design foundation, together with a practical understanding of construction processes. The successful candidate will assist with preparing and coordinating drawings, reviewing technical documentation, resolving design and site issues, and ensuring that completed work reflects the approved design intent.

Key Responsibilities

Design Development & Planning

- Support the development of architectural concepts and design solutions for residential, commercial, office, amenity, and common-area projects.
- Prepare space plans, test fits, suite layouts, design studies, presentation drawings, and design-development packages.
- Translate project objectives and stakeholder requirements into coordinated drawings, specifications, schedules, and presentation materials.
- Assist with the selection and documentation of materials, finishes, fixtures, equipment, and other project components.
- Prepare drawings, renderings, design presentations, material boards, and other visual materials for internal review and approval.
- Conduct product and material research and coordinate samples, specifications, pricing, and supplier information.
- Develop practical design solutions that consider budget, constructability, building operations, maintenance, and user requirements.

Drawing Production & Technical Coordination

- Prepare and update architectural and related drawings for planning, permitting, tendering, construction, and record purposes.
- Coordinate building layouts and architectural requirements with structural, mechanical, electrical, life-safety, and other consultant disciplines.
- Review architectural, engineering, and consultant drawings to identify conflicts, missing information, and coordination issues.
- Review shop drawings, material submissions, specifications, and samples for general compliance with project requirements and design intent.
- Assist with the preparation and coordination of IFC documentation, specifications, addenda, RFIs, site instructions, Change Orders, and supplemental drawings.
- Maintain accurate and current drawing sets, finish schedules, specifications, design standards, and project records.
- Support building permit applications and other authority submissions in coordination with external consultants.
- Assist with field measurements, existing-condition documentation, and verification of site information.

Construction Coordination & Site Implementation

- Support projects through procurement, tendering, construction, deficiency review, closeout, and turnover.
- Conduct regular site visits and construction progress reviews to monitor design intent, scope, quality, schedule, and workmanship.




- Coordinate with contractors and consultants to resolve design conflicts, unforeseen site conditions, constructability issues, and technical questions.
- Assist in responding to RFIs and reviewing proposed substitutions and construction changes.
- Monitor the implementation of architectural details, finishes, fixtures, and other visible design elements.
- Participate in mock-up reviews, sample approvals, quality-control inspections, and deficiency inspections.
- Track deficiencies and coordinate corrective work with contractors, consultants, and internal teams.
- Assist with the preparation, review, and collection of closeout documentation, warranties, as-built drawings, manuals, and turnover materials.
- Support construction activities in occupied residential, commercial, and office buildings while considering operational and occupant requirements.
- Assist in ensuring compliance with applicable building codes, safety requirements, approved drawings, and contractual obligations.

Consultant, Contractor & Stakeholder Coordination

- Liaise with architects, engineers, contractors, suppliers, and other project consultants throughout the design and construction process.
- Organize and participate in design, consultant, and construction meetings.
- Prepare meeting agendas and minutes and follow up on decisions, deliverables, and action items.
- Coordinate project requirements with Design, Construction, Property Management, Facilities Management, Leasing, Finance, and other internal teams.
- Assist in gathering and documenting operational, leasing, resident, and stakeholder requirements.
- Track consultant deliverables, contractor submissions, approvals, outstanding decisions, and project milestones.
- Communicate design intent and provide clear technical information to consultants, contractors, and internal stakeholders.
- Assist with monitoring consultant and contractor performance.

Project Controls, Budget & Procurement

- Assist with the preparation and maintenance of project plans, schedules, budgets, forecasts, and procurement records.
- Support tendering, bid reviews, scope comparisons, quotation analysis, and contractor or supplier selection.
- Assist with preliminary quantity takeoffs, construction cost estimates, and project budgets.
- Track design and construction changes and assess their potential impact on cost, schedule, quality, and operations.
- Assist with reviewing pricing, Change Orders, invoices, and progress draws.
- Support the preparation and administration of consultant, contractor, and supplier agreements.
- Maintain accurate project and financial information in Newstar and/or other designated systems.
- Work with Finance and Accounting to support cost control, payment processing, and accurate project reporting.
- Prepare project status reports, design updates, meeting records, decision logs, and risk or issue trackers.

Residential & Commercial Capital Projects

- Support suite renovations, common-area and amenity improvements, office and commercial build-outs, building-system upgrades, SOGR projects, and lifecycle replacements.




- Assist with unit and suite layout coordination, including coordination with architectural and engineering consultants.
- Support tenant improvement projects and renovations in occupied buildings.
- Coordinate with Property Management and Facilities Management regarding access, shutdowns, resident or tenant communications, operational readiness, and turnover.

Qualifications & Experience

- Bachelor’s degree or diploma in Architecture, Architectural Technology, Engineering, Construction Management, or a related field; equivalent experience will be considered.
- Approximately 1–3 years of relevant experience in architectural design, project coordination, construction, development, or a multidisciplinary consulting environment.
- Experience supporting residential, commercial, office, or mixed-use projects.
- Experience with suite layouts, tenant improvements, office build-outs, amenity spaces, common areas, renovation projects, or occupied-building construction is an asset.
- Strong understanding of architectural design development, drawing production, construction documentation, and consultant coordination.
- Practical knowledge of construction processes, materials, building systems, project controls, budgets, contracts, Change Orders, and schedules.
- Ability to read, prepare, review, and coordinate architectural and engineering drawings.
- General understanding of building codes, accessibility requirements, permitting processes, and construction safety requirements.
- Experience coordinating consultants, contractors, suppliers, and internal stakeholders.
- Ability to balance design quality with budget, schedule, constructability, maintenance, and operational requirements.
- Strong visual communication, organization, coordination, and problem-solving skills.
- Ability to manage multiple projects and competing priorities.
- Proactive, adaptable, and detail-oriented, with robust written and verbal communication skills.

Technical Skills

- Design & Drafting: AutoCAD and Revit
- 3D Modelling & Visualization: SketchUp, Enscape, and/or Lumion
- Drawing Review & Coordination: Bluebeam and Navisworks
- Graphic Design & Presentations: Adobe Photoshop, Illustrator, and InDesign
- Office & Project Management: Microsoft Office, Teams, and related project-management platforms
- Accounting & Financial Management: Newstar or comparable project and accounting systems

Ideal Candidate Profile The ideal candidate is a design-oriented project professional who can contribute to architectural design while understanding how projects are tendered, coordinated, and constructed. They are comfortable preparing and reviewing drawings, coordinating architects and engineers, communicating with contractors, attending site meetings, reviewing construction progress, and helping resolve technical and design issues. They understand that successful design must also meet budget, schedule, constructability, quality, and operational requirements.

The successful candidate will bring good design judgment, practical construction awareness, strong organizational skills, and a willingness to take ownership of projects from early planning through construction and turnover.

Pay: $50,000.00-$70,000.00 per year
