Skyline Contracting is seeking an experienced Exterior Maintenance Technician to join our team. This is a field-based role supporting our new satellite division serving the Guelph, Cambridge, and Kitchener-Waterloo area.

The Exterior Maintenance Technician works solo, conducting property inspections (including attics and roofs), eaves cleaning, and minor repairs — serving both property management clients and homeowners. Travel is required to various job sites throughout the region, with a company truck and tools.

The ideal candidate will be responsible for conducting thorough inspections, diagnosing issues, and providing effective solutions on the spot where possible.

They will be comfortable managing their own day — scheduling, travel, and job prioritization — while staying in contact with Head Office for guidance and support.

As a customer-facing role, the Exterior Maintenance Technician must excel in communication and customer service, addressing any concerns and ensuring a positive experience for property managers, condo boards, and homeowners alike.

KEY RESPONSIBILITIES The role of the Exterior Maintenance Technician requires strong self-management, excellent problem-solving skills, and a thorough understanding of the building envelope.

- The Technician will manage their schedule and job site visits (with coordination from the office team), arriving prepared with the tools and materials needed to complete assigned inspections and repairs without direct on-site supervision.
- The Technician will perform inspections — including eaves cleaning, attic inspections, and general building envelope assessments — diagnose issues, and complete minor repairs on the spot where possible.
- The Technician will document each inspection and repair with detailed notes and photographs,



reporting findings and recommendations to the Service Superintendent to support scheduling and any larger-scope follow-up work.
- The Technician will communicate with property managers, condo boards, and homeowners, providing exceptional service and addressing any concerns or inquiries.

DUTIES

- Observe the building envelope beyond the initial issue while on site, to identify other maintenance needs and opportunities to add value for the client.
- Prepare inspection reports with clear repair recommendations and photographic evidence, then report findings to the Service Superintendent.
- Ensure the location of any issue or repair is properly marked on the site map/photos.
- Contact the assigned site contact (property manager, condo board, or homeowner) prior to arrival to confirm access and scheduling has not changed.
- Meet with and communicate effectively with the on-site contact.
- Maintain good housekeeping practices on roofs and job sites while conducting repairs.
- Assess the risk of the work area and establish safety measures to mitigate the risk of accident or injury.
- Know the Not To Exceed amounts and how much time and material can be used on a given job.
- Work efficiently, completing scopes within allotted hours without sacrificing quality — notify the Service Superintendent if the scope of work changes.
- Purchase and track any additional materials or special tools needed, submitting receipts (with job number)



no later than the following week's Monday morning meeting.
- Provide detailed and accurate reports of repairs made, supported by proper photographic evidence.
- Maintain quality control for both aesthetics and functionality of repairs.
- Arrive on-site within 30 minutes of the scheduled ETA.
- Communicate clearly with the client, trades, Service Superintendent and Account Manager.
- Maintain cleanliness, preventative maintenance reports, and inventory stock of the service vehicle.
- Maintain basic inventory for various roof systems and make permanent repairs if possible.
- Must make sure all necessary tools and materials are on hand prior to arriving in office to reduce loss of time and additional costs to the job.
- Conduct a vehicle inspection to ensure no damage has occurred to the vehicle, all lights are working, tires are fully inflated and in good condition, and fluids are at proper levels.
- Confirm assigned scopes are understood and load the necessary materials and special tools to complete the day's jobs.
- Inspect and ensure all safety and personal protective equipment (PPE) is present and in serviceable condition for both themselves as well as their assigned service technician.

QUALIFICATIONS

- A valid G-Class Driver's License with a clean driver abstract;
- Comfortable operating and maintaining a service truck independently;
- Certified and confident with Working at Heights;
- Extensive experience in the trades, with a solid understanding of various disciplines;
- Proficient in the use of power tools;
- Exceptional communication skills, both written and verbal;
- Strong understanding of the building envelope and the ability to apply the Ontario Building Code.

Pay: $30.00-$38.00 per hour Expected hours: 42.0 per week
