Wigwamen Incorporated is a non-profit housing provider, in operation since 1972. We’re looking for a capable, dependable, self-motivated person—or a superintendent Live-In co-applicant/team—to work in our growing portfolio of buildings. The ideal Superintendent team will be intent on helping to make our buildings a secure and welcoming place to live.
This is a live-in position in a 130-unit project in Toronto. Under the guidance of the Property Manager, the Superintendent(s) will be responsible for ensuring the cleanliness and effective functioning of the building, in accordance with all company policies and procedures.
Note: While this position can be successfully fulfilled by an individual, we are also very open to co-applicant teams. In a team scenario, responsibilities can be divided—with one partner focusing primarily on maintenance, repairs, and tenant relations, and the other partner focusing primarily on daily common-area cleaning and janitorial upkeep. Appropriate salary adjustments will be made based on the team's combined experience and division of labor.
The preferred candidate will have:
- Strong communication and tenant relation skills
- A courteous and helpful demeanour
- Proven ability to work harmoniously with a diverse tenant population
- Two or more years of property maintenance work experience (or combined janitorial/maintenance experience for co-applicant team applicants)
- Computer literacy, including effective use of Microsoft Office (can be shared between partners)
- Appropriate knowledge of the building envelope, plumbing, electrical, HVAC, carpentry and fire safety systems
- Competence in the use of hand and power tools
- Ability to lift 25 pounds, and use an 8’ step ladder
- A current, valid, Ontario driver’s license
- A clean criminal record check
- The physical and technical capabilities to perform the duties of the position
- Knowledge of the Residential Tenancies Act, The Building Code and/or Fire Code is an asset
- Familiarity with building automation systems (BAS) is an asset
Responsibilities (Fulfilled Individually or Shared as a Team):
Property Cleaning and Maintenance:
- Ensure both the interior and exterior of the property are kept clean and orderly (primarily managed by the cleaning partner in a team setup)
- Perform minor electrical and plumbing work; drywall repairs; painting; carpentry, grounds maintenance and other work as required (primarily managed by the maintenance partner in a team setup)
- Respond in a prompt and effective manner to tenants’ requests for repair work in units
- Prepare units for turnover
- Regularly organize and prepare garbage and recycling for disposal
- Report to the Property Manager regarding persistent maintenance problems
- In conjunction with the Property Manager, conduct move-in, move-out, and annual unit inspections
- Monitor and purchase maintenance and cleaning supplies
- Monitor building automation systems
- Provide access to sub-contractors, as required
- Maintain unit and common area maintenance records
- Be available for on-call response during evenings/weekends for emergencies (shared rotation)
Tenant Relations:
- Maintain confidentiality, tact and diplomacy in dealings with tenants
- Receive and respond to tenant concerns in a timely and appropriate manner
- Assist the Property Manager with the collection of rents
- Serve notices to tenants as requested by the Property Manager
Safety:
- Monitor building activities
- Ensure tenant safety and security
- Evaluate and respond to emergencies in an appropriate manner
- Perform fire safety checks and maintain all required logs
- Review security camera footage as needed
Compensation & Terms:
This is a full-time, live-in, salaried position. The Superintendent(s) will be provided with an apartment on-site, which includes utilities.
