Project Manager Job Overview

Ace Build Contracting is seeking an experienced Project Manager to oversee residential construction and renovation projects from planning through completion. This position requires someone with robust construction knowledge, excellent organizational and communication skills, and hands-on experience coordinating trades, suppliers, clients, schedules, and project documentation.

A key requirement for this position is previous experience working with builders or general contractors and direct experience managing residential renovation projects. Candidates must also hold a valid driver's licence and be comfortable travelling between project sites throughout the GTA.

Position Summary The Project Manager will be responsible for managing multiple residential renovation and construction projects while ensuring each project remains organized, on schedule, within budget, and consistent with Ace Build Contracting's quality standards.

The successful candidate should understand the day-to-day realities of residential construction and be comfortable communicating with homeowners, subcontractors, suppliers, designers, engineers, inspectors, and other professionals involved in a project.

This is not solely an office-based position. The Project Manager will regularly visit job sites, monitor progress, identify potential issues, coordinate upcoming work, and ensure projects move efficiently from one stage to the next.

Key Responsibilities:

- Manage residential renovation and construction projects from pre-construction through project completion.
- Coordinate project schedules, trades, subcontractors, suppliers, deliveries, inspections, and site activities.
- Conduct regular job-site visits to monitor progress, workmanship, safety, cleanliness, and project conditions.
- Ensure projects remain on schedule and immediately address delays or scheduling conflicts.
- Review project drawings, scopes of work, specifications, selections, and construction documentation.
- Coordinate with builders, designers, architects, engineers, estimators, subcontractors, and suppliers.
- Communicate professionally with clients and provide regular updates regarding project progress and upcoming stages.
- Ensure subcontractors understand their scope of work before beginning each phase.
- Monitor project budgets,



labour requirements, material costs, purchase orders, and change orders.
- Coordinate material selections, ordering, delivery schedules, and supplier requirements.
- Identify potential construction issues early and coordinate practical solutions before they create delays.
- Verify completed work before approving the next phase of construction.
- Ensure work is completed according to approved drawings, project specifications, building requirements, and company quality standards.
- Coordinate municipal inspections and assist with permit-related project requirements when necessary.
- Maintain accurate project documentation, schedules, site notes, photos, progress records, and client communications.
- Track deficiencies and ensure outstanding items are corrected before project completion.
- Participate in project meetings and communicate clearly with both office and field teams.
- Assist with project handover and final walkthroughs with clients.
- Maintain professional relationships with trades, suppliers, clients, and project partners.
- Manage multiple projects simultaneously while maintaining strong attention to detail.

Requirements:

- Previous experience working directly with builders, general contractors, or residential construction companies is required.
- Proven experience managing residential renovation projects is required.
- Strong understanding of residential construction processes and project sequencing.
- Experience with projects such as full-home renovations, kitchens, bathrooms, basements, additions, or custom residential construction.
- Ability to read and understand construction drawings, floor plans, scopes of work, and specifications.
- Experience coordinating subcontractors, trades, suppliers, and construction schedules.
- Strong understanding of construction materials, installation processes, and quality standards.
- Excellent organizational and time-management skills.

- Valid driver's licence is required.
- Reliable access to transportation and ability to travel between project sites throughout the GTA is required.

Preferred Qualifications

- Several years of experience in residential construction project management.
- Previous experience working for a home builder, renovation contractor, design-build company, or general contractor.
- Experience managing large-scale home renovations, additions, legal basements, or custom-home projects.
- Knowledge of Ontario residential construction practices and building requirements.
- Familiarity with permits, inspections, building plans, architectural drawings, and engineering documentation.
- Experience with construction estimating, budgets, purchase orders, and change orders.
- Experience using construction or project management software such as Houzz Pro or similar platforms.
- Construction-related education, certification, or project management training is considered an asset.
- Strong network or familiarity with GTA trades, suppliers, and construction professionals is an asset.
