Position Summary

Rusty Rock Property Care is seeking a skilled and adaptable Property & Facilities Technician to support both our growing private residential portfolio and our commercial property operations. Working under the direction of the Residential Property Manager, this role is ideal for a versatile, trade-competent individual who moves comfortably between a private living room and an active facility job site. The successful candidate will perform routine maintenance, general repairs, seasonal checks, and commercial facility support while upholding the highest standards of discretion, site safety, and craftsmanship.

Key Responsibilities

- Execute carpentry, drywall patching, painting, trim adjustments, and hardware repairs across private residences and commercial facilities
- Perform permitted non-licensed maintenance including fixture replacements, leak tracing, drain clearing, switch/receptacle swaps, and appliance troubleshooting while strictly escalating gas, TSSA, and ESA-regulated electrical work to licensed contractors
- Conduct routine HVAC filter changes, water system checks (softeners, sump pumps, backup alarms), generator run-tests, eavestrough cleaning, winterization, and seasonal setups
- Provide scheduled facility maintenance across commercial and athletic properties, executing interior upkeep (lockers, washrooms, fixtures) and supporting outdoor grounds/snow crews during peak seasonal pushes
- Perform scheduled walk-through inspections using digital checklists, document issues with photos, and log hours, work orders, and parts same-day in property management software
- Escort and supervise third-party licensed trades on site,



verify completed work, secure properties, set alarms, and adhere to site safety and privacy standards across all properties
- Participate in a shared after-hours on-call rotation to perform immediate stabilizing actions (water shut-off, containment, security) during urgent property calls
- Maintain, stock, and organize assigned company service vehicles, tools, and inventory
- Other duties as assigned.

Qualifications
- 5+ years of hands-on experience in property maintenance, handyman services, building superintendence, or general trades
- Demonstrated competence across carpentry, drywall, painting, minor plumbing, and minor electrical, with strong judgment regarding licensed trade boundaries
- Valid Ontario Driver’s License with a clean abstract (company service vehicle provided for daily portfolio travel)
- Must possess personal hand tools and physical ability to lift 50 lbs, work at heights, and access confined spaces (attics, crawl spaces)
- Must complete a Criminal Record Check, reference check, and driver's abstract as a condition of employment
- Strong smartphone literacy for logging work orders, checklists, photos, and time-tracking on app platforms
- High degree of discretion, skilled communication, and presentable manner when working inside private residences
- Working at Heights, WHMIS, First Aid/CPR certifications, or Ontario trade credentials considered strong assets
