Purpose and Scope

As a Property Manager at McCOR, you play a pivotal role in overseeing a portfolio of properties, ensuring efficient operations while prioritizing client satisfaction. Your expertise in market trends, communication skills, and resourcefulness will be key to adapting strategies to suit the distinct requirements of each property and client.

Key Responsibilities

Client Relations

· Act as the main liaison between property owners and McCOR, fostering solid partnerships.

· Develop and implement management plans aligned with client priorities and goals.

· Prepare detailed monthly reports and recommendations to property owners.

· Maintain transparent and consistent communication about asset performance.

Leasing & Marketing:

· Monitor local rental market trends and advise on rental rates, leasing strategies, and incentives.

· Plan and execute innovative leasing campaigns, tenant retention initiatives, and community-building events.

Staff Supervision & Development:

· Recruit, train, and lead site-level staff, including site managers, maintenance technicians, and service contractors.

· Build a collaborative and high-performing team culture.

Financial Management

· Draft and submit accurate property budgets for client approval.

· Review financial statements, rent rolls,



and revenue reports to ensure optimal financial performance.

· Oversee daily expenditures and ensure timely collection of rents and arrears, initiating legal action if necessary.

Property Maintenance & Compliance:

· Develop and oversee preventive maintenance plans tailored to each property.

· Ensure compliance with local building and safety codes, addressing any issues promptly.

· Conduct regular property inspections to uphold first-class operational standards.

· Manage vendor negotiations and implement cost-effective service agreements.

· Assess and recommend capital improvements to enhance property value and tenant satisfaction.

This role demands comprehensive property management skills with a commitment to excellence and service. Beyond outlined duties, the Property Manager is expected to demonstrate ownership, flexibility, and a proactive approach in meeting client and tenant needs. The duties of a Property Manager encompass all facets of running the property efficiently and effectively, with the highest regard to the satisfaction of the tenants and the Landlord.
