If so, we’d like to hear from you. Wilden is looking for a Pre-Construction Manager to join our team in Kelowna, BC. This role owns the work that happens before a shovel hits the ground: estimating, scope, tender, procurement, schedule, and risk and stays close to the build so the numbers and the plan hold up in the field.

Wilden is not a typical development. It is a family-owned master-planned community in the Glenmore Highlands, just north of downtown Kelowna, shaped by a long-term vision for how neighbourhoods can grow with the land around them. Forests, ponds, wildlife corridors, parks, and trails are part of the plan from the beginning, with homesites, townhomes, duplexes, and future neighbourhoods planned as connected pockets across the hillside.
Our team develops, builds, markets, and sells the homes and homesites that bring that vision to life. Because we are the developer and the builder, decisions made in preconstruction carry all the way through, into what gets built, what it costs, and how it performs for the people who live here. The person in this role has a direct hand in that.
We are looking for a capable, detail-driven Pre-Construction Manager to join our team and help support the next stage of Wilden’s growth. This is a role for someone who wants ownership of preconstruction end to end, not one slice of it.
The Role The Pre-Construction Manager is responsible for taking a project from concept to a buildable, budgeted plan. You will lead estimating through every design stage, build the scope documentation and tender packages, run trade prequalification and buyout, develop the preconstruction and construction schedules,
and carry the hard cost budget through construction to financial closeout.
You will work closely with the development team during early design, with the site superintendent through the build, and with our trade and supplier partners throughout. The responsibilities below are the key accountabilities of the role; in a team our size, the work extends beyond what is listed here.
What You’ll Do
· Lead estimating from concept through construction documents, and own the hard cost budget from the first estimate to final reconciliation.
· Build the scope documentation and tender packages, then run trade prequalification, bid leveling, and buyout.
· Develop the preconstruction and construction schedules, and the procurement plan behind them, with input from the site superintendent and subtrades.
· Identify and mitigate preconstruction risk, including scope gaps, estimating errors, procurement delays, and regulatory hurdles, before it reaches the field.
· Set project-specific safety and compliance requirements, ensure they are in in trade contracts, and confirm prequalified trades meet them.
· Stay close to the build: answer scope, budget, and contract questions, approve trade invoices against the schedule of values, and lead financial closeout.
· Bring back what you learn from completed projects, field feedback, and new materials and methods, and use it to sharpen the next estimate, tender, and build.
· Onboard trades into site systems and ensure contractual expectations are clearly documented before mobilization.
· Continuously evaluate site systems and workflows during preconstruction planning to improve productivity and quality on future projects.
· Collaborate with internal teams to explore alternative technology, materials, systems,
and construction methodologies that enhance performance, cost effectiveness, and sustainability integrating insights from completed projects and field feedback to inform future estimates and planning.
· Support the site superintendent during construction by answering scope, budget, and contract questions as they arise.
What We’re Looking For
Required
· 5-10 years of preconstruction, estimating, or construction project management experience on residential, multi-family, or mixed-use projects.
· Demonstrated ownership of hard cost budgets, from conceptual estimate through construction to final reconciliation.
· Strong command of scope documentation, tender packages, bid leveling, and buyout.
· Ability to build and maintain realistic preconstruction and construction schedules.
· Working knowledge of the BC Building Code, municipal permitting, and WorkSafeBC requirements.
· Strong computer skills including proficiency in Excel and the Microsoft Office Suite.
· Comfort using AI tools such as ChatGPT, Claude, or similar tools to improve everyday work.
· Sound judgement, attention to detail, and reliable follow-through.
· Valid Class 5 driver’s licence and reliable transportation.
· Legally entitled to work in Canada.
Assets
· Post-secondary education in construction management, engineering, quantity surveying, or a related field, or equivalent practical experience.
· Experience in an owner-builder or developer-builder environment, where preconstruction decisions carry through to the finished product.
· Familiarity with Step Code, net-zero-ready, or high-performance building requirements.
· Familiarity with the Kelowna and Okanagan trade base.
