The licensed Property Manager supports the performance and profitability of Peterson’s residential rental portfolio by taking a hands-on role in property operations, financials, tenant service, and capital projects. The role works closely with tenants, owners, investors, site teams, and external partners to directly manage operating costs, service contracts, leasing and marketing initiatives, budgets, reporting, and property-specific projects while ensuring buildings and suites are well maintained and operated in compliance with applicable requirements.

Key Responsibilities

- Conduct regular site visits to ensure buildings and suites are well maintained, cost-effective, and operating in compliance with applicable regulatory requirements.
- Directly manage operating costs, service contracts, work orders, renovations, and capital projects to support budget, quality, and client expectations.




- Implement leasing strategies, marketing efforts, promotions, tenant appreciation events, and advertising to support low vacancy.
- Respond to and manage escalated tenant issues, coordinate tenant surveys and events, and take timely corrective action where needed.
- Oversee rent increases, rent collection, tenant arrears management, invoice and expense management, and property financials.
- Develop and administer operating and capital budgets and prepare monthly or quarterly reports, analysis, and variance commentary for owners and investors.
- Facilitate property-specific projects, including tenant relocation for redevelopment properties and stabilization of new development projects.
- Support property management policies, procedures, tenant service programs, emergency response, and team leadership as required.

What You Bring

- Valid Rental Property Management licence under the BCFSA.
- Bachelor’s degree in Commerce, Real Estate, Urban Land, or a related field.
- 2–3 years of experience managing a portfolio of residential rental properties and delivering excellent customer service.
- Strong knowledge of the Residential Tenancy Act, Real Estate Services Act, PIPA, and property financials.
- Hands-on approach to budgets, financial analysis, problem solving, and managing multiple priorities and deadlines.
- Clear communication skills and the ability to build positive, professional relationships with tenants, owners, investors, and partners.
- Experience with Yardi and advanced Microsoft Office proficiency are assets.
