Location: Remote (Southern Ontario) with regular travel across portfolio properties

Employment Type: Full-time, Permanent, Salaried

Salary: $70,000.00 – $90,000.00 per year + Company Vehicle Provided

Position Summary

Rusty Rock is seeking a disciplined and self-directed Residential Property Manager to lead and stand up our private residential division. As the anchor hire for this expansion, this dedicated in-house role is responsible for overseeing an exclusive private family portfolio of up to twelve luxury residences across Southern Ontario. Acting as the single point of contact for private estate operations, preventative maintenance, vendor management, budgets, and renovation projects, you will operate with zero public leasing, tenant management, or commercial business development duties.

The successful candidate will establish division systems, direct technical staff, oversee licensed contractors, and maintain the highest standards of discretion and estate care.

Key Responsibilities

- Design and execute detailed preventative maintenance schedules and living property manuals covering HVAC, water treatment, generators, roofing, pools, and security systems for every residence
- Recruit, vet, and manage a bench of licensed trades, verify current WSIB clearance and liability insurance prior to on-site work; solicit quotes, negotiate rate cards, scope work, and sign off on completed jobs




- Conduct regular walk-through inspections, post-storm checks, and owner-arrival prep; lead the 24/7 emergency response protocol with reasonable after-hours coverage for urgent system failures (e.g., heat loss, plumbing leaks, security)
- Plan, budget, and supervise home renovations, additions, and grounds projects from initial scoping through to punch-list completion and close-out
- Build annual operating budgets and 12-month capital plans per property; track spend, manage variance explanations, and code invoices for finance processing within assigned spending authorization limits
- Select, launch, and manage digital property management/work-order software; assign, schedule, and direct the day-to-day residential workload of the Property & Facilities Technician in coordination with commercial operations
- Serve as the primary, high-touch liaison for property owners, delivering comprehensive monthly financial and operational reports while upholding strict confidentiality

Qualifications
- 5+ years of experience in high-end residential, estate, facilities, or construction property management
- Demonstrated financial literacy with hands-on experience building budgets, reading financial variances,



and reviewing trade quotes
- Strong background in building systems, construction methods, and trade management across Southern Ontario
- Valid Ontario Driver’s License with a clean abstract (company vehicle provided for portfolio travel)
- Proven ability to work autonomously from a home office with strong self-management, discipline, and follow-through
- High degree of discretion, exceptional owner-facing communication, and a proactive mindset, resolving property issues before they escalate
- Proficient with digital property management platforms (CMMS), spreadsheets, and remote team software
- Must complete a Criminal Record Check, reference check, and credit check as a condition of employment
- Trade certification, construction credential, or property management designation (RPA, CPM, FMA) is considered a strong asset
