OBJECTIVE: On a day-to-day basis the Senior Project Manager will be responsible in all aspects of the development and construction process on the project(s) to which they are assigned. The role is diverse and involves successful execution of project start up, maintenance and close out of each project. The core of the position includes managing safety, quality, risks, cost control maximizing project earnings, personnel management, accurate financial reporting, assuring timelines are met, and effective communication that fosters all relationships.
The Senior Project
Manager will be responsible but not limited to the following:
Role and Responsibilities
- Coordinate internal resources and third parties/vendors for the execution of multi-family projects including townhouses, low rise and strata developments.
- Work collaboratively with Cantiro interior designers, estimators, sales, marketing, finance as well as external consultant professionals, trade contractors and municipalities to achieve successful project outcomes
- Work predominantly on midrise residential, mixed use, commercial projects but may work on townhomes or high rise and commercial developments as the scale of projects change over time
- Townhomes and smaller scale projects will be self-built using trade partners with larger scale developments potentially involving a third-party general contractor. The Senior Project Manager will need to be able to work in both the self-built and general contractor environments
- The Senior Project Manager will be an active team member, contributing during due diligence, entitlements, budgeting, design, estimating and trade bidding processes etc. The Senior Project Manager will be invited to input into Development Permits, disclosure documents and other entitlements within Cantiro
- The Senior Project Manager will negotiate and issue trade agreements / subcontracts and major purchase orders and monitor their progress and schedule. The Senior Project Manager will work collaboratively to explain bid scopes, specifications, schedule commitment and other expectations to the trades and suppliers, to conclude and execute the trade agreements / Purchase Orders
- Review supplier and trade work scopes prior to tendering so that the entire scope of the project is captured, without omission or double-up in work scopes. These scopes of work will help form part of the final subcontract
- The Senior Project Manager will work with the Development Manager to ensure condominium bylaws, disclosure documents, registrations and turnovers are in place to allow both legal and operational groups to succeed in pre-sales or marketing, for completion
- The Senior Project Manager, after award of Development Permit, will take the proactive lead in the approach to obtaining Building Permits,
trade sign up and site commencement both on-site and off-site managing the administration of construction and trade invoicing, (in conjunction with Cantiro’s site superintendent). Handover to property management with all necessary completed permits, warranties and O&M; Manuals
- Provide performance status including cost forecasts, schedule updates, safety and cash flow/profitability reporting, at least monthly
- On commencement of trade work on site, the Senior Project Manager will need to hold trades and vendors accountable to their previously agreed scopes, pricing and schedule commitments.
- Work with vendors and head office to ensure timely and cost-effective purchasing and payment for materials
- Ensure that all projects are delivered on-time, to quality standards and within budget
- Provide monthly financial, schedule and risk management forecasting reports for presentation to Senior Management and Executive
- Ensure that project team is working within management software and documents are being filed properly
- Supervise, coordinate, track and analyze man-power and associated costs
- Work closely with site superintendent and project coordinator to manage overall execution of each project
- Provide regular management of Key Project Indicators (KPI’s)
- Obtain permit and licenses from appropriate bodies and municipal authorities
- Advise management of pending risk elements and seek assistance on all risk, insurance or legal matters
- In our dealings with trade vendors, Cantiro must be fair and firm in their contractual dealings with trades, while maintaining reasonable relationships
- Ensure health and safety of all Cantiro employees, clients, trades and visitors to job sites and offices in a manner that is compliant with all applicable legislation regulations and corporate safety. Take the lead by setting a visible standard in safety on site by complying with Cantiro and Provincial Safety Standards or higher. Work with site trades collaboratively, encouraging improved safety standards in their work and methodology when working with Cantiro.
- Attend relevant industry events, on behalf of Cantiro
- Based out of Edmonton head office with travel to sites on an occasional basis as required. Developments are in Edmonton and surrounding areas
Qualifications and Education Requirements
- Engineering or building degree or demonstrable relevant experience required
- 6+ years project management experience, preferably in midrise multi-family residential projects. Experience in commercial projects will be an asset
- Experience in estimating and design development is an asset with this role’s early involvement in project development
- 6+ years multi-family and / or commercial construction and / or development experience of metal framed or concrete structures is an asset
- Construction field experience is an asset, but not required
- PMP Certification is preferred but not required
- Understanding of Condominium Property Act and Alberta New Home Warranty is an asset
- Experience in Homefront or similar programs is an asset
- Fluent with Microsoft Office suite of software and comfortable to proficient with technology
- Understanding of sales, marketing and customer care operations
- Proven experience leading successful project teams
- Class 5 Drivers License and own transportation
- Driving in the area from our Edmonton Office between Cantiro sites is anticipated routinely, with occasional travel to business meetings, training or company events

Physical requirements and working conditions
- This position requires minimum 40 hours per week and may be subject to versatile scheduling including early morning, late night, and weekend work, if required
- This position may be exposed to loud noises and will require an individual to be able to concentrate in a busy environment.
- This position will need to attend active construction sites with uneven footing, varied ground conditions and access elevated surfaces.
