Arcanos Property Management is seeking an experienced Senior Property Manager to lead operations for a 383-suite, high-end purpose-built rental community in Midtown Toronto. Reporting to the President, you will oversee all aspects of property operations, team leadership, leasing strategy, resident experience, maintenance, financial performance and capital projects at a community recognized as one of the GTA's premier rental properties, earning a nomination for the Federation of Rental-housing Providers of Ontario (FRPO) MAC Awards for Best Rental Development (250+ Suites).

Key Responsibilities:

● Lead the day-to-day operations of a 383-suite purpose-built rental community.

● Lead, mentor and develop the on-site leasing, administration, concierge and maintenance teams.

● Drive leasing performance through pricing strategy, competitive market analysis and resident retention initiatives.

● Oversee lease renewals and implement proactive resident retention strategies.

● Build strong relationships with residents while maintaining a highly visible presence throughout the property.

● Oversee maintenance operations, preventative maintenance programs, vendor performance and service contracts.





● Coordinate suite turnovers, renovation scheduling and unit readiness.

● Manage warranty work, building deficiencies and capital repair projects.

● Review operational performance and leasing activity through regular meetings with senior leadership.

● Participate in weekly marketing meetings and help develop leasing and promotional strategies.

● Monitor operating expenses, approve invoices, and oversee purchasing through Yardi Procure-to-Pay.

● Recruit, coach and manage the performance of on-site team members.

● Plan and support resident engagement initiatives and community events throughout the year.

● Provide leadership during after-hours emergencies and coordinate the appropriate response.

● Ensure compliance with company policies, health and safety standards and applicable residential legislation.

Qualifications

● A minimum of five (5) years of Property Management experience within purpose-built rental residential properties is required.

● Experience managing newer, high-quality or luxury residential communities is required.

● Demonstrated success leading multidisciplinary on-site teams.

● Strong understanding of residential leasing, renewals and resident retention strategies.





● Experience managing maintenance operations, contractors and service providers.

● Knowledge of budgeting, invoice approvals and operational reporting.

● Experience with Yardi; exposure to Maintenance IQ, Procure-to-Pay, and resident engagement platforms is considered an asset.

● Qualified, polished and highly organized with exceptional communication and leadership skills.
